Beach Club, three towers on one beach

Beach Club Hallandale — Beach Club I, II and III at 1850, 1830 and 1800 S Ocean Drive — has 60 condos for sale this month, from one-bedrooms to corner residences of more than 2,000 sq ft.

The three towers were completed between 2005 and 2007 and share one oceanfront site: heated pools with cabanas, beach service, an oceanfront spa and fitness center, a poolside restaurant, 24-hour valet and concierge. Tower II, in the middle, is the tallest at about 51 floors and has the only one-bedroom plans.

Each tower is its own condominium, and the rules differ: Tower II allows 30-day leases, while Towers I and III have a 6-month minimum, per MLS data. Below we cover prices, the plans, HOA, leasing and what to check — we’re a few minutes away on Hallandale Beach Boulevard.

Beach Club: a resort campus on South Ocean Drive

Beach Club brought full-service, resort-style towers to a stretch of Hallandale lined with 1960s–70s buildings. The appeal is the club itself — and, in Tower II, leasing that’s more flexible than most of its neighbors.

Rounded ends and continuous balconies give every tower views up and down the coast; the plans facing east look straight at the ocean, those facing west over the Intracoastal and the city.

Owning & leasing

Leasing at Beach Club: it depends on the tower

The three towers have separate associations and different leasing rules. Here’s what current MLS data shows — the condo documents are what bind.

Others say “restrictions”. We confirm the rule for the tower in writing.

Tenants need association approval, and short-term leases may require Hallandale Beach and Florida rental registration and taxes. Rental income isn’t guaranteed and we don’t project it; we send the binding rules from the condominium documents before you write an offer.

HOA, taxes & insurance

What it costs to own at Beach Club

Pick a plan and a price to see the monthly carrying cost before any mortgage — then the five things every buyer here should check.

Monthly carrying cost

$1,100,000

Estimates: HOA at ~$1.04/sq ft a month, the median of current listings (they range from about $750 to $2,650 a month by unit and tower). Property tax at ~2.0% of price (non-homestead, resets on sale); HO-6 insurance from typical quotes. Excludes mortgage, electricity and any special assessment.

    Assessments & reserves

9 current listings, across all three towers, mark a special assessment without the amount. We get the budget, the reserve study (SIRS), minutes and the assessment schedule.

    SIRS & milestone inspections

Florida requires structural reserve studies (SIRS) for towers like these, and milestone inspections start as buildings reach 25–30 years. We ask each association for its reports and repair plans.

    Leasing & pets by tower

30-day leases in Tower II, 6-month minimums in I and III, pet weight limits and tenant approval. We send the rules for the exact tower.

    Financing

Lender approval depends on each tower’s questionnaire — reserves, insurance, litigation and the share of rented units. We check before you’re committed.

    Condition & furnishings

Original 2005–07 finishes sit next to full renovations, and some units sell furnished or with a tenant in place. We price the difference.

    Beach Club Hallandale FAQ

Don’t see yours? Text us — we answer the same day.

    Text us
What do Beach Club Hallandale condos for sale cost?

Beach Club in Hallandale Beach has 60 condos for sale across its three towers in October 2026, asking from about $595K for a one-bedroom or compact two-bedroom to about $3.29M for a corner penthouse-level residence.

Price depends mostly on the tower, the line (direct ocean, Intracoastal or city side), the floor and the renovation level. The table on this page shows a cross-section of current listings; ask us for the full list with recent closed sales.

Is Beach Club one building or three?

Three towers on one oceanfront site: Beach Club I at 1850 S Ocean Drive, Beach Club II at 1830 and Beach Club III at 1800. MLS listings name them Beach Club One, Two and Three (or I, II, III). Each tower is its own condominium, with its own fees and rules — so always check which tower a unit is in.

When was Beach Club built, and how tall are the towers?

Per MLS records, Beach Club I was completed in 2005, Beach Club II in 2006 and Beach Club III in 2006–2007. Listings put Towers I and III at about 44 floors and Tower II at about 51 — the tallest of the three. Several sources credit The Related Group as developer and Sieger Suarez as architect.

How many residences does Beach Club have?

Sources differ, and we haven’t seen an official count from the associations. Listing sites cite figures from roughly 385 per tower up to about 1,276 for the whole complex. Tower II has the most units per floor (about 12) and the only one-bedroom plans.

Can I rent out my unit at Beach Club?

It depends on the tower. In current MLS data, Beach Club II allows leases of at least 30 days, up to 12 times a year, and several listings describe it as investor-friendly. Beach Clubs I and III show a 6-month minimum and up to 2 leases a year. Daily or weekly rentals aren’t allowed, per listing data.

Associations approve tenants, and rules change — we send the current rules from the condo documents before you make an offer. We don’t project rental income.

What are the HOA fees at Beach Club?

Most current listings report monthly fees of roughly $0.67 to $1.30 per square foot; the median is about $1.04/sq ft. Listings say fees typically include building insurance, water, cable and internet, security, valet and the amenities.

Fees differ by tower and some listings report them inconsistently, so we confirm the current budget and fee for the exact unit with the association.

Is there a special assessment at Beach Club?

Some current listings in each tower mark a special assessment, without the amount. Florida’s condo-safety laws (milestone inspections and fully funded structural reserves, or SIRS) have raised fees and brought assessments to many oceanfront buildings.

Before you make an offer, we request the budget, the reserve study, board minutes and any approved or proposed assessments for that tower.

What amenities does Beach Club have?

The towers share a resort-style site on the ocean: several heated oceanfront pools with spas and cabanas, beach service with chairs and umbrellas, a large oceanfront fitness center and spa with sauna and steam rooms, a poolside restaurant and bar, a clubhouse with billiards and party rooms, a business center, 24-hour valet, concierge and security. Listings describe the spa and fitness area as about 50,000 sq ft; we haven’t verified the figure.

Are pets allowed at Beach Club?

Usually yes, with limits. Most current listings report pets allowed up to about 20 lbs, and others mention restrictions. Rules can differ by tower — we confirm the current pet policy in writing before you sign.

    Where exactly is Beach Club?

At 1800–1850 S Ocean Drive (A1A), Hallandale Beach, FL 33009, on the ocean side at the east end of Hallandale Beach Boulevard. Gulfstream Park and Aventura are across the bridge, and our office at 1250 E Hallandale Beach Blvd is a few minutes away.

How does Beach Club compare with nearby buildings?

Beach Club is newer and taller than most of the 1960s–70s towers on South Ocean Drive, with full-service amenities and more flexible leasing in Tower II. Older neighbors such as Malaga Towers and Parker Plaza offer larger plans for the price but come with older-building questions; we have pages on both, linked in the towers section above, and compare them side by side for you.

Can I get a mortgage at Beach Club?

Usually, but it depends on each tower’s condo questionnaire: reserves, insurance, any assessments, litigation and the share of units leased. High rental activity in Tower II can affect conventional loan approval. We ask for the lender questionnaire early and connect you with lenders who close in Hallandale oceanfront towers.

    What are the property taxes?

Taxes reset to your purchase price. As a rough guide, budget about 2% of the price a year without a homestead exemption — around $1,670 a month on a $1M unit.

Can I cancel after signing a contract?

Under section 718.503 of the Florida Statutes, a resale condo buyer can cancel within 3 business days after receiving the association documents if they weren’t provided before signing. We use that time to review the budget, reserves, inspections and rules with you.

Do I pay more if I use The Bloemhof Group?

How buyer’s-agent compensation is paid is agreed in writing before we show you units. Sellers often offer to cover it; when they do, your cost doesn’t change. We explain the options upfront.

Does the association need to approve buyers?

Yes. Current listings describe association approval with an application fee, typically taking one to four weeks. We submit the application as soon as you’re under contract so it doesn’t hold up closing.
