Oceanfront · 1912–1920 South Ocean Drive
Malaga Towers — the Malaga condo in Hallandale Beach — is a two-tower oceanfront condominium at 1912 and 1920 S Ocean Drive, built in 1975, with about 20 floors per tower.
The towers share one oceanfront site: a heated pool and spa, private beach access, tennis courts, a clubhouse and 24-hour security. What sets Malaga apart is size: the plans currently for sale are two- and three-bedroom residences of about 1,527 to 2,305 sq ft (as listed), at asking prices per foot well below the newer towers nearby.
As with any 50-year-old oceanfront building, buyers here ask first about the HOA, the milestone inspection and reserve study, possible assessments, financing and the leasing and pet rules. We cover each below, and we’re based a few minutes away on Hallandale Beach Boulevard.

Malaga was built when Hallandale’s beach was lined with broad, simple towers. What a buyer gets now is space and frontage — and the paperwork that comes with a 50-year-old building.

HOA, taxes & recertification
Pick a plan and a price to see the monthly carrying cost before any mortgage — then the five things every buyer here should check.
Estimates: HOA at ~$0.94/sq ft, the median of current listings. At Malaga the fee is reported nearly flat per unit — about $2,130–$2,200 a month — so the 1,527 sf plan runs higher than shown and the largest plans slightly lower. Property tax at ~2.0% of price (non-homestead, resets on sale); HO-6 insurance from typical quotes. Excludes mortgage, electricity and any special assessment.
At 50, the towers fall under Florida’s milestone inspections and structural reserve study (SIRS) rules and Broward’s recertification program. We get the reports and the reserve plan.
Current listings don’t mention a special assessment, but fully funded reserves often raise fees or bring one. We read the budget, minutes and any proposed assessment.
Conventional loans depend on the condo questionnaire. If the building is non-warrantable, buyers pay cash or use portfolio loans. We check this before you’re committed.
Minimum lease terms, a strict pet policy per most listings and association approval before closing. We send the rules with your shortlist.
A/C, water heater, plumbing, windows and electrical vary unit to unit in a 1975 building. We flag what’s been replaced and price what hasn’t.
How it works with us
In an older building the purchase is about the documents as much as the view. We handle the comparisons, the association paperwork and the logistics.
Bedrooms, view, budget, cash or loan, and whether you’ll live here, lease it or both.
Every match in both towers with floor, view, price per foot and HOA — plus recent closings on the same plan.
In person, or live video walk-throughs if you’re buying from out of town.
With most listings already reduced, we use recent closings and days on market to set your number.
Florida gives resale condo buyers 3 business days to review the association documents. We read the budget, reserves, milestone reports and rules with you.
Association application and interview, lender, title, insurance and closing — coordinated to the day.
The listing agent works for the seller. We work for you — and we track Malaga Towers next to the other Hallandale oceanfront buildings, so we know which units are priced right.

Malaga Towers in Hallandale Beach has 6 units on the market in October 2026, asking from about $595K to $1.1M. These are large plans for the price — about 1,500 to 2,300 sq ft as listed — so the asking price per foot is well below the newer towers on the same strip.
Price depends mostly on the floor, the view (direct ocean, pool or city), the renovation level and the condition of the unit’s systems. Five of the six current listings have already cut their price at least once. Ask us for the full current list.
Two. The complex has two towers on one oceanfront site, addressed 1912 and 1920 S Ocean Drive, sharing the pool deck, tennis courts and grounds. MLS listings name it Malaga Towers, Malaga Towers Condo or simply The Malaga.
It was built in 1975, per MLS records. Listings put the towers at about 20 floors (sources say 19 to 22), and marketing sources cite about 415 residences in total; we haven’t seen an official count from the association.
Current listings report about $2,130–$2,200 a month, and the figure is close to the same for a 1,500 sq ft two-bedroom and a 2,300 sq ft three-bedroom. That makes the fee per square foot higher on the smaller plans.
Ask what the fee includes (insurance, water, cable/internet, reserves) — listings don’t say consistently. We get the current budget and fee schedule from the association.
None of the current listings mentions one, but that doesn’t mean there isn’t one pending. A 1975 oceanfront building is in the period when Florida’s milestone inspections and fully funded structural reserves (SIRS) often lead to new assessments or higher fees.
Before you make an offer, we request the latest board minutes, the budget, the reserve schedule and any approved or proposed assessments.
At 50 years old, the towers are well past the age that triggers Florida’s milestone structural inspection, and Broward County’s 40-year recertification program applies to buildings of this age. We couldn’t verify the current status from public sources.
We ask the association for the milestone inspection reports, the structural integrity reserve study (SIRS) and the plan for any repairs they call for.
Possibly — it depends on the condo questionnaire: reserves, insurance, any assessments or structural repairs, litigation and owner-occupancy. After Florida’s condo-safety laws, some older buildings are non-warrantable for conventional loans for a period; then buyers pay cash or use portfolio (non-warrantable) loans with larger down payments.
We ask for the lender questionnaire early and connect you with lenders who close in Hallandale oceanfront buildings regularly.
Leasing rules are set by the association. At least one recent rental listing describes a 6-month minimum term; daily or weekly rentals are not something to plan on. We couldn’t confirm the full rules (first-year restrictions, leases per year, approval) from public sources.
There are no active rental listings in the MLS this month. We don’t project rental income; we send the binding rules from the condo documents before you make an offer.
Sources differ. Most current MLS listings say no pets; others mention owners’ pets allowed with size or breed limits. Assume a strict pet policy, and we confirm the current rule in writing with the association before you sign.
A heated oceanfront pool and spa with sun decks and private beach access, tennis courts (pickleball and basketball per some listings), a fitness center and sauna, a clubhouse with a game and billiards room, library and hobby room, a BBQ and picnic area, laundry rooms, a car wash area, 24-hour security and covered or garage parking.
At 1912–1920 S Ocean Drive (A1A), Hallandale Beach, FL 33009 — on the ocean side, just south of Hallandale Beach Boulevard. Our office at 1250 E Hallandale Beach Blvd is a few minutes away.
Ask about the A/C, water heater, plumbing risers, windows and sliding doors (impact-rated or not) and the electrical panel. In a 1975 building these vary unit to unit; we flag what has been replaced and price what hasn’t.
Taxes reset to your purchase price. As a rough guide, budget about 2% of the price a year without a homestead exemption — around $1,250 a month on a $750K unit.
Under section 718.503 of the Florida Statutes, a resale condo buyer can cancel within 3 business days after receiving the association documents if they weren’t provided before signing. We use that time to review the budget, reserves, inspections and rules with you.
How buyer’s-agent compensation is paid is agreed in writing before we show you units. Sellers often offer to cover it; when they do, your cost doesn’t change. We explain the options upfront.
Most Hallandale Beach associations require an application and approval before closing, and listings for Malaga Towers indicate the same. We submit the application as soon as you’re under contract so it doesn’t hold up closing.
