Oceanfront · 2030 South Ocean Drive

Parker Plaza, right on the sand

Parker Plaza Hallandale — officially Parker Plaza Estates — is a 22-story oceanfront condominium of about 520 units at 2030 S Ocean Drive, completed around 1970 and attributed to Morris Lapidus.

It is one of the larger buildings on the Hallandale Beach strip, with deeded beach access, a heated pool on a big oceanfront deck, valet and a 24-hour front desk. Units are one- to three-bedroom plans of about 736 to 1,856 sq ft (as listed), with ocean views to the east and Intracoastal and sunset views to the west.

Since late 2023 owners have been paying a special assessment for a multi-phase restoration — concrete, balconies with new glass railings, the roof and the facade, per listings. That, the 50-year paperwork, financing and the leasing rules are what buyers here ask about first. We cover each below.

A 1970s tower, rebuilt for its next 50 years

Parker Plaza was built when Hallandale’s beach was lined with big, simple slabs. What matters to a buyer now is what has been rebuilt — and what is still being paid for.

Part of the classic Hallandale strip

Parker Plaza sits in the row of 1960s–70s towers between Hallandale Beach Boulevard and Golden Beach, beside newer glass towers. Asking prices per foot here are well below the newer towers nearby.

HOA, assessment, taxes & insurance

What it costs to own at Parker Plaza

Pick a plan and a price to see the monthly carrying cost before any mortgage — then the five things every buyer here should check.

Monthly carrying cost

$500,000

Estimates: HOA at ~$0.92/sq ft, the median of current listings. At Parker Plaza fees are closer to flat per unit — about $1,000–$1,150 for one-bedrooms and $1,050–$1,300 for two-bedrooms — so smaller plans run higher than shown. Property tax at ~2.0% of price (non-homestead, resets on sale); HO-6 insurance from typical quotes. Excludes mortgage, electricity and the special-assessment installment (~$315–$345/mo per listings, if not paid off).

    The special assessment

About $43,600 per unit from November 2023, payable monthly through about 2040, per listings. Ask who pays the balance at closing — some sellers pay it off or offer to cover it.

    50-year milestone & SIRS

Florida requires milestone inspections and a structural integrity reserve study (SIRS) for buildings like this. Listings disagree on whether the 50-year paperwork is final — we get the reports and reserve schedule.

    Financing: cash or loan

Most sellers accept cash or conventional loans. Lender approval depends on the condo questionnaire — reserves, insurance, assessments. We check warrantability before you’re committed.

    Leasing, pets and approval

No leasing in year one, minimum terms and a strict pet policy per listings; buyers need association approval and an interview. We send the rules with your shortlist.

    Age of the unit’s systems

A/C, water heater, plumbing, windows and electrical vary unit to unit in a 1970 building. We flag what’s been replaced and price what hasn’t.

    Parker Plaza FAQ

Don’t see yours? Text us — we answer the same day.

    Text us
What does Parker Plaza in Hallandale cost?

Parker Plaza Hallandale has 40 units on the market in October 2026. One-bedrooms are listed from about $250K to $450K and two-bedrooms from about $390K to $825K; the three-bedroom corner plans run about $620K–$730K.

Price depends mostly on floor, view (direct ocean, Intracoastal or pool), renovation level and whether the seller has paid off the special assessment. Ask us for the full current list.

Is there a special assessment at Parker Plaza?

Yes, per current listings. Several listings describe an assessment of about $43,600 per unit that began in November 2023 for concrete restoration, new balconies with glass railings and a new roof, payable in monthly installments of roughly $315–$345 through about 2040. Most listings flag an assessment; some say the seller paid it off or will cover it.

The exact balance depends on the unit and how much the seller has paid. We get the payoff figure from the association before you make an offer.

Has Parker Plaza passed its 50-year recertification and milestone inspection?

The building dates from about 1970 and has gone through a multi-phase restoration (facade, balconies, roof, then garage and pool deck, per the structural engineer’s project page). Listings disagree on the paperwork: one says the 50-year certification is still in progress, another says the building is up to current inspection and SIRS standards.

We request the latest milestone inspection report, the structural integrity reserve study (SIRS) and the association’s reserve schedule with every offer.

What are the HOA fees at Parker Plaza?

Most owners pay about $1,000–$1,150 a month for a one-bedroom and about $1,050–$1,300 for two- and three-bedrooms, per current listings (many are billed quarterly). Listings say the fee covers water, hot water, internet, building insurance, reserves and the amenities.

The special assessment installment, if not paid off, is on top of that.

Can I get a mortgage at Parker Plaza?

Most listings accept cash or conventional financing; a few also mention FHA or VA. Whether a lender will finance depends on the condo questionnaire — reserves, insurance, assessments and owner-occupancy. Some older buildings are non-warrantable for a period after big repairs.

We ask the association for the lender questionnaire early and connect you with lenders who close in Hallandale condos regularly.

Can I rent out my unit at Parker Plaza?

Leasing is allowed with limits. Most listings say there is no leasing in the first year of ownership, about one lease per year, and a minimum term most often listed as 90 days (some listings say 6 or 12 months). Daily rentals are not allowed.

Current asking rents run about $2,200–$5,800 a month. We don’t project rental income; we send the binding rules from the condo documents before you make an offer.

Are pets allowed at Parker Plaza?

Listings disagree: most current listings say no pets, a few say pets are allowed with size limits. Assume a strict pet policy and we confirm the current rule in writing with the association.

How many units and floors does Parker Plaza have?

Parker Plaza Estates is a 22-story oceanfront building with about 518–521 units, according to the association’s engineer and MLS data. Plans range from 736 sq ft one-bedrooms to 1,856 sq ft three-bedrooms (as listed).

    Who designed Parker Plaza?

It is attributed to Morris Lapidus, the architect of the Fontainebleau in Miami Beach, in a published list of his works and in several listings. It was completed around 1970–72; sources differ on the exact year.

What amenities does Parker Plaza have?

A heated oceanfront pool and spa on a large sun deck, beach service with chairs and umbrellas, a fitness center, saunas and steam rooms, billiards and game rooms, social rooms, a café and convenience store, 24-hour front desk, valet and assigned garage parking, storage and bike rooms.

Is Parker Plaza the same as Parker Tower or Parker Dorado?

No. Parker Tower (3140 S Ocean Dr) and Parker Dorado (3180 S Ocean Dr) are separate condominiums further south on South Ocean Drive, near Golden Beach. Each has its own association, fees and rules. We represent buyers in all three.

What should I check about the age of the unit?

Ask about the A/C system, water heater, plumbing risers, windows and the electrical panel. Many units have impact windows and sliding doors already; others don’t. We price what you’d need to replace.

    What are the property taxes?

Taxes reset to your purchase price. As a rough guide, budget about 2% of the price a year without a homestead exemption — around $750 a month on a $450K unit.

Can I cancel after signing a contract?

Under section 718.503 of the Florida Statutes, a resale condo buyer can cancel within 3 business days after receiving the association documents if they weren’t provided before signing. We use that time to review the budget, reserves, assessments and rules with you.

Do I pay more if I use The Bloemhof Group?

How buyer’s-agent compensation is paid is agreed in writing before we show you units. Sellers often offer to cover it; when they do, your cost doesn’t change. We explain the options upfront.

Does the association need to approve buyers?

Yes. Listings mention an application with a fee (usually $150) and a personal interview. We submit the application as soon as you’re under contract so it doesn’t hold up closing.
