Winston Towers 600, the newest of seven

Winston Towers 600 Sunny Isles is a 24-story condominium completed in 1981 at the corner of Collins Avenue and 174th Street — the last and the eastern-most of the seven Winston Towers on the bay side of Sunny Isles Beach.

Building profiles count about 391 residences, mostly two-bedrooms of roughly 1,232 to 1,949 sq ft, plus studios, one-bedrooms and three-bedrooms up to about 2,267 sq ft. East-facing upper floors look toward the ocean over the oceanfront towers; west-facing units look over the bay.

It is one of the most affordable ways to own in Sunny Isles: asking prices start around $340K. The trade-off is age. A 1981 building has recertification, concrete and reserve questions that a buyer needs answered before signing — that is what we check for you.

One name, seven towers

The Winston Towers family

“Winston Towers” is seven separate condominiums along 174th Street, built between 1970 and 1981. Each has its own association, budget, rules and repair history — so the tower number matters as much as the unit.

HOA, taxes & insurance

What it costs to own at Winston Towers 600

Pick a layout and a price to see the monthly carrying cost before any mortgage — then the five things every buyer in a 1981 building should check.

Monthly carrying cost

$450,000

Estimates: HOA at ~$0.60/sq ft, the middle of current listings (sizes as listed); property tax at ~2.0% of price (non-homestead, resets on sale); HO-6 insurance from typical quotes. Excludes mortgage, utilities and special assessments.

    Concrete and garage repairs

In 2021 the city closed the building’s garage during concrete repairs. We get the engineer’s reports, the recertification status and what work is still open.

    Assessments and reserves

Florida now requires funded structural reserves (SIRS). We check the budget, minutes and any approved or planned assessment — and negotiate who pays it.

    Financing

Lenders review the association, not just you. If the building is non-warrantable, plan on a portfolio loan with more down, or cash.

    Leasing and pet rules

Reported limits: 6-month minimum, one lease a year, none in the first year; most listings say no pets. We confirm both in writing.

    Condition and furnishings

Same plan, very different prices. We price the renovation you’d need, the windows and balcony doors, and what furniture conveys.

    How it works with us

Buying at Winston Towers 600, step by step

In an older building the purchase is about the unit’s condition and the association’s finances as much as the price. We handle both.

    5. 05

      Documents and inspection

Florida gives resale condo buyers 3 business days to review the association documents. We go through budget, reserves, inspections and rules with you.

    6. 06

Association approval, title, insurance and closing — coordinated to the day, in person or remotely.

Why buyers bring an independent agent here

    Questions buyers ask

    Winston Towers 600 FAQ

Don’t see yours? Text us — we answer the same day.

    Text us
How much are condos at Winston Towers 600 in Sunny Isles?

Current asking prices at Winston Towers 600 run from about $340K to about $845K. Two-bedrooms of about 1,232–1,507 sq ft are listed from about $340K to about $795K, the large two-bedrooms of about 1,840–1,949 sq ft from about $650K to $799K, and three-bedrooms from about $439K to $845K.

The spread within one floor plan is wide: renovation, floor, view and furnishings move the price more than size does. Ask us for the full current list with what each unit has had done.

How old is Winston Towers 600, and how many units does it have?

It was completed in 1981 — the last of the seven Winston Towers. Building profiles describe 24 stories (a few say 23) and about 391 residences, mostly two-bedrooms, with some studios, one-bedrooms and three-bedrooms. One profile credits the design to Gerber & Pancani; we couldn’t confirm the developer.

Is Winston Towers 600 on the ocean?

No. It sits on the bay side of Collins Avenue at 174th Street, the Winston tower closest to Collins. The public beach is across the street by Samson Oceanfront Park. Many upper-floor units on the east side look toward the ocean over the oceanfront towers, and west-facing units look over the bay; views vary a lot by line and floor.

Has the building done its 40-year recertification and milestone inspection?

At 45 years old, Winston Towers 600 falls under Miami-Dade’s recertification program (at 40 years, then every 10 years) and Florida’s milestone-inspection law (by 30 years, or 25 near the coast, then every 10 years). After Surfside the city reviewed every building of this age. Current listings disagree: one says the building was under construction for its 40-year certification, another says it passed and is remodeling balconies and the amenity level.

Those are seller statements. Before you’re committed, we get the inspection reports, the city’s status for the building and the list of required repairs.

Was there a problem with the parking garage?

Yes. In July 2021 the City of Sunny Isles Beach ordered the Winston Towers 600 parking garage closed after the building’s engineer reported shoring and rusted rebar in the ceiling while repairs were under way, as NBC Miami reported at the time. We haven’t confirmed when the work was completed; we ask the association for the engineer’s close-out and what the repairs cost owners.

Is there a special assessment at Winston Towers 600?

We couldn’t find a public record of the amount or schedule of recent assessments for the 600 building. Concrete, balcony, garage and amenity work in buildings of this age is usually funded by special assessments, loans or both, so this is the first thing we check: the budget, board minutes, any approved or proposed assessment and whether the seller pays it before closing.

What is a SIRS, and why does it matter here?

A structural integrity reserve study (SIRS) is required for Florida condo buildings of three or more stories. It sets how much the association must save for the roof, structure, waterproofing, plumbing and other key components, and since budgets adopted from December 31, 2024 those reserves can’t be waived. In a 1981 tower the SIRS and how it’s funded is a main driver of future HOA fees — we review it with you.

What are the HOA fees at Winston Towers 600?

Current listings show about $0.51 to $0.73 per square foot a month — roughly $640 a month for a two-bedroom of about 1,232 sq ft, about $940 for a three-bedroom of about 1,628 sq ft and about $1,000–$1,200 for the largest plans. Listings say the fee covers items such as cable, water, sewer, trash, pest control, security and building maintenance. We confirm what it covers and any approved increase.

Can I rent out my unit?

Leasing is allowed within the association’s rules. One building profile reports a 6-month minimum, one lease a year and no leasing during the first year of ownership; a current listing says otherwise, so we confirm the rule in writing. Right now 9 lease listings (active or pending) ask about $1,900–$3,300 a month. Rental income isn’t guaranteed and we don’t project it.

Are pets allowed at Winston Towers 600?

Most current listings say no pets; a few say pets are allowed or restricted, and complex-wide profiles blend the rules of different towers. Assume no pets unless the association confirms otherwise in writing — we ask before you make an offer. Rules for assistance animals are set by law, not by the condo rules.

Can I get a mortgage at Winston Towers 600?

Sometimes, but plan for it early. Lenders look at the association’s reserves, inspection status, insurance, delinquencies and any litigation; buildings with open structural work or underfunded reserves are often non-warrantable, which means a portfolio loan with a larger down payment, or cash. We line up a lender who reviews the building before you write an offer.

What amenities does Winston Towers 600 have?

Building profiles list a heated pool and spa, a fitness center, sauna, tennis, a clubhouse with billiards and a game room, a library, a business center, a bike room, BBQ area, covered assigned parking, 24-hour security and a courtesy shuttle to nearby shops. A current listing says the pool area is being renovated with a new gym and courts; we confirm what is open and what it costs owners.

    What are the property taxes?

Taxes reset to your purchase price. As a rough guide, budget about 2% of the price a year without a homestead exemption — around $750 a month on a $450K unit. A homestead exemption lowers that for a primary residence.

    Can foreign buyers purchase here?

Yes. International buyers are common in Sunny Isles. A 2023 Florida law adds restrictions for buyers domiciled in certain countries of concern; check with a Florida real estate attorney if that may apply to you. We handle remote purchases with video tours and e-signatures.

Can I cancel after signing a contract?

Under section 718.503 of the Florida Statutes, a resale condo buyer can cancel within 3 business days after receiving the association documents if they weren’t provided before signing. We use that time to review the budget, reserves, inspection reports, minutes and rules with you.

Do I pay more if I use The Bloemhof Group?

How buyer’s-agent compensation is paid is agreed in writing before we show you units. Sellers often offer to cover it; when they do, your cost doesn’t change. We explain the options upfront.
