Winston Towers 500, where 174th Street meets the bay

Winston Towers 500 Sunny Isles is a 24-story condominium completed in 1976 at the bay end of 174th Street — one of the seven Winston Towers on the bay side of Sunny Isles Beach, with Intracoastal views to the west and north.

Building profiles count about 420 residences, mostly two-bedrooms of roughly 1,233 to 1,856 sq ft, plus one-bedrooms of about 1,104 sq ft and a few three-bedrooms of about 2,400 sq ft. Higher floors on the east lines look over the Collins Avenue towers to the ocean.

It is an owner-occupied building: leasing isn’t permitted, and asking prices start around $305K with HOA fees that are low for Sunny Isles. The trade-off is age — a 1976 building’s recertification, repairs and reserves need answers before you sign, and that is what we check for you.

One name, seven towers

The Winston Towers family

“Winston Towers” is seven separate condominiums along 174th Street, built between 1970 and 1981. Each has its own association, budget, rules and repair history — so the tower number matters as much as the unit.

HOA, taxes & insurance

What it costs to own at Winston Towers 500

Pick a layout and a price to see the monthly carrying cost before any mortgage — then the five things every buyer in a 1976 building should check.

Monthly carrying cost

$420,000

Estimates: HOA at ~$0.44/sq ft, the middle of current listings (sizes as listed); property tax at ~2.0% of price (non-homestead, resets on sale); HO-6 insurance from typical quotes. Excludes mortgage, utilities and special assessments.

    Recertification and building work

Listings say the 40-year recertification is done, with new balconies, roof and elevators. We get the engineer’s reports and the city’s status, and ask what work is still open.

    Assessments and reserves

Some listings flag a special assessment; others say it’s paid. We check the budget, SIRS, minutes and notices — and negotiate who pays what’s still owed.

    Financing and approval

Listings report a minimum down payment (one says 20%), no corporate buyers and association approval. We line up a lender who knows the building.

    No leasing, pet limits

You can’t rent the unit out, and pet rules are restrictive and conflicting in listings. We confirm both in writing before you offer.

    Condition and laundry

Same plan, very different prices. We price the renovation you’d need, check windows and balcony doors, and whether the unit has a washer and dryer.

    How it works with us

Buying at Winston Towers 500, step by step

    Winston Towers 500 FAQ

Don’t see yours? Text us — we answer the same day.

    Text us
How much are condos at Winston Towers 500 in Sunny Isles?

Current asking prices at Winston Towers 500 run from about $305K to about $629K. One-bedrooms of about 1,104 sq ft are listed around $319K–$365K, most two-bedrooms of about 1,488 sq ft from about $350K to $599K, and the one large corner two-bedroom for sale (about 1,856 sq ft) at about $629K.

Over the last 12 months 21 units closed in the MLS, from about $245K to $710K (median about $440K). Floor, view, renovation and who pays any assessment move the price more than size does — ask us for the full list with recent closings on the same plan.

Can I rent out a unit at Winston Towers 500?

No. Almost every current listing marks the building “No Leasing”, several remarks say rentals are not permitted at all, and there are no lease listings for the building in the MLS. Building profiles agree. Treat it as an owner-occupied building: buy here to live in it, not to lease it out. We confirm the current rule in the condominium documents before you sign.

How old is Winston Towers 500, and how big is it?

It was completed in 1976 — the fifth of the seven Winston Towers. MLS records give 24 stories (a few say 23), and building profiles count about 416–420 residences, mostly two-bedrooms, with some one-bedrooms and a smaller number of three-bedrooms of up to about 2,400 sq ft. We couldn’t confirm the developer or architect.

Is Winston Towers 500 on the water?

Yes, on the bay. It sits at the western end of 174th Street, on the north side, with Intracoastal and bay views to the west and north; higher floors on some lines see the ocean over the Collins Avenue towers. It is not on the beach: the sand is about 15 minutes’ walk east along 174th Street, across Collins. Listings mention a gated bay-front area for residents; we confirm what is there.

Has the building done its 40-year recertification?

Current listings say it has. Several describe the 40-year recertification as completed, with new balconies, a new roof, modernized elevators, a new fire alarm system, seawall work and fresh exterior paint, and the pool deck and tennis courts being renovated. Those are seller statements. Before you’re committed we get the engineer’s reports, the city’s recertification status and the list of any remaining work — the next milestone and recertification cycles come every 10 years.

Is there a special assessment at Winston Towers 500?

Four of the current listings flag a special assessment; others say all assessments have been paid, or that the seller pays the assessment in full. The amount and schedule aren’t public. Balcony, roof, elevator and pool work on this scale is usually paid by assessments, loans or both — so we get the budget, board minutes and the assessment notice, and negotiate who pays what is still owed.

What is a SIRS, and why does it matter here?

A structural integrity reserve study (SIRS) is required for Florida condo buildings of three or more stories. It sets how much the association must save for the roof, structure, waterproofing, plumbing and other key components, and since budgets adopted from December 31, 2024 those reserves can’t be waived. In a 1976 tower the SIRS and how it’s funded is a main driver of future HOA fees — we review it with you.

What are the HOA fees at Winston Towers 500?

Current listings show about $510 to $700 a month — roughly $0.35 to $0.50 per square foot, low for Sunny Isles. That is about $510 for a one-bedroom of 1,104 sq ft, $525–$660 for a two-bedroom of about 1,488 sq ft and about $700 for the 1,856 sq ft corner plan. Listings say it includes water, hot water and cable TV. We confirm what it covers, the new budget and any approved increase.

Are pets allowed at Winston Towers 500?

Listings disagree. Most say pets are allowed with restrictions — one says one pet up to 20 lbs, with pet fees of about $100–$150 — while two current listings and some building profiles say no pets. Get the current rule in writing before you make an offer; we ask the association for you. Rules for assistance animals are set by law, not by the condo rules.

Can I get a mortgage at Winston Towers 500?

Plan for it early. One listing says the association requires 20% down, several note a minimum down payment and no corporate buyers, and the association must approve each buyer. Lenders also review the reserves, inspection status, insurance and any open work. We line up a lender who reviews the building before you write an offer, or plan for cash.

Can a company or LLC buy here?

Current listings say no: the association does not permit corporate buyers. Plan to buy in your own name (or ask a Florida attorney about a trust). We confirm the rule in the documents.

What amenities does Winston Towers 500 have?

Listings describe a heated pool on a third-floor deck, two tennis courts, pickleball, a fitness center, sauna, billiards and game room, library, party room, BBQ area with a gazebo, bike storage, laundry rooms, covered assigned parking, a 24-hour front desk and a courtesy bus. One listing notes there is no washer and dryer in that unit, so ask about each one.

    What are the property taxes?

Taxes reset to your purchase price. As a rough guide, budget about 2% of the price a year without a homestead exemption — around $700 a month on a $420K unit. A homestead exemption lowers that for a primary residence.

    Can foreign buyers purchase here?

Yes. International buyers are common in Sunny Isles. A 2023 Florida law adds restrictions for buyers domiciled in certain countries of concern; check with a Florida real estate attorney if that may apply to you. We handle remote purchases with video tours and e-signatures, and coordinate the association’s approval.

Can I cancel after signing a contract?

Under section 718.503 of the Florida Statutes, a resale condo buyer can cancel within 3 business days after receiving the association documents if they weren’t provided before signing. We use that time to review the budget, reserves, inspection reports, minutes and rules with you.

Do I pay more if I use The Bloemhof Group?

How buyer’s-agent compensation is paid is agreed in writing before we show you units. Sellers often offer to cover it; when they do, your cost doesn’t change. We explain the options upfront.
