Oceanfront · 3140 South Ocean Drive
Parker Tower Hallandale is an oceanfront condominium of about 275 residences at 3140 S Ocean Drive, completed in 1979 at the quiet south end of Hallandale Beach, a couple of minutes from Golden Beach.
It is a mid-size, full-service building: beach access with chair and umbrella service, a heated pool on the oceanfront deck, valet and a 24-hour front desk. Units are one- and two-bedroom plans of about 850 to 1,222 sq ft on the market now (as listed), facing the ocean to the east or the Intracoastal and sunsets to the west.
Two things set it apart from its neighbors, per listings: the monthly fee includes central chilled-water air conditioning, gas, water, cable and internet, and the building has recently been refreshed — new balconies, impact windows and doors, a new roof, lobby and pool. Assessments, the recertification paperwork, leasing and pet rules are what buyers ask about next. We cover each below.
1979 · the refresh · today
Parker Tower went up in 1979, part of the first wave of oceanfront condo towers on Hallandale’s beach. For a buyer today the useful questions are what has been rebuilt, what the fee pays for, and what is still owed.

Sellers and landlords describe a building-wide upgrade. One rental listing still mentions balcony work in progress — we check what is finished.
Parker Tower completed: about 275 residences on the ocean at 3140 S Ocean Dr.
The building turns 40 — Broward’s 40-year recertification; listings say it passed.
Florida adds milestone inspections and structural reserve studies (SIRS) for older condos.
Balconies, impact glass, roof, lobby and pool redone, per listings; assessments vary by unit.
Lines repeat floor to floor
Every plan has a balcony; the line decides whether it faces the ocean, the Intracoastal or the city. Counts and asking ranges cover all 9 units for sale; HOA is the median of current listings for that plan.

HOA, assessment, taxes & insurance
Pick a plan and a price to see the monthly carrying cost before any mortgage — then the five things every buyer here should check.
Estimates: HOA at ~$0.90/sq ft, the median of current listings (about $700–$770 for one-bedrooms, $1,040–$1,100 for two-bedrooms); listings say it includes central A/C, gas, water, cable and internet. Property tax at ~2.0% of price (non-homestead, resets on sale); HO-6 insurance from typical quotes. Excludes mortgage, electricity and any special-assessment installment still owed on the unit.
Five of nine current listings flag an assessment; others say it’s paid off or that there is none. No amount is published — we get the payoff letter for the specific unit and who pays it at closing.
Listings say the building passed its 40-year certification. Florida also requires milestone inspections and a structural integrity reserve study (SIRS) for buildings like this — we get the reports and the reserve schedule.
Lender approval depends on the condo questionnaire — reserves, insurance, assessments, open repairs. We check warrantability before you’re committed.
No leasing in year one, minimum terms that listings disagree on, pet limits, and association approval (sometimes an interview). We send the rules with your shortlist.
Impact glass, A/C air handler, water heater, plumbing and electrical vary unit to unit in a 1979 building. We flag what’s been replaced and price what hasn’t.
How it works with us
In an older building the purchase is about the documents as much as the view. We handle the comparisons, the association paperwork and the logistics.
Bedrooms, view, budget, cash or loan, and whether you’ll live here, lease it or both.
Every match with line, floor, view, price per foot, HOA and assessment status — plus recent closings on the same plan.
In person, or live video walk-throughs if you’re buying from out of town.
Several units here have already cut their price; we use recent closings and days on market to set your number.
Florida gives resale condo buyers 3 business days to review the association documents. We read the budget, reserves, milestone reports and rules with you.
Association application and interview, lender, title, insurance and closing — coordinated to the day.
The listing agent works for the seller. We work for you — and we track Parker Tower next to the other Hallandale oceanfront buildings, so we know which units are priced right.

Questions buyers ask
Don’t see yours? Text us — we answer the same day.
Comparing buildings? See Parker Plaza Hallandale, the separate building at 2030 S Ocean Dr.
Text usParker Tower Hallandale has 9 units for sale in October 2026. One-bedrooms are listed at about $325K–$369K and two-bedrooms at about $458K–$750K, per the MLS.
Price depends mostly on the line (ocean, west/Intracoastal or city side), the floor, how much the unit has been renovated and whether any special assessment is still owed. Ask us for the full current list.
About $700–$770 a month for the one-bedrooms and about $1,040–$1,100 for the two-bedrooms, per current listings — roughly $0.80–$0.95 per square foot.
Listings say the fee covers water, gas, cable and internet and the building’s central chilled-water air conditioning, which is why owners describe low electric bills. We confirm what the current budget includes.
Listings disagree. Five of the nine current sale listings mark a special assessment; one says assessments are fully paid and another says there are none. None publish an amount.
Assessments here are tied to the recent building work (balconies, impact windows, roof, common areas). We get the payoff figure for the specific unit from the association before you make an offer.
Two current listings say the building has passed its 40-year certification. Parker Tower was built in 1979, so it falls under Florida’s milestone-inspection and structural integrity reserve study (SIRS) rules for older condo buildings.
We request the latest milestone inspection report, the SIRS and the reserve schedule with every offer, and check whether any balcony or concrete work is still open — one current rental listing mentions balcony repairs in progress.
Lender approval depends on the condo questionnaire — reserves, insurance, assessments, owner-occupancy and any open repairs. Older Florida buildings can be non-warrantable for a while after big projects.
We ask the association for the lender questionnaire early and connect you with lenders who close in Hallandale oceanfront condos regularly. Cash buyers move fastest.
Leasing is allowed with limits. Listings say no leasing in the first year of ownership and no daily rentals; the minimum term and number of leases per year differ between listings (from about 120 days to a year, one to three leases a year).
Current asking rents run about $2,100–$4,800 a month across 14 active rental listings. We don’t project rental income; we send the binding rules from the condo documents before you make an offer.
Several sale listings say pets are allowed, and building summaries mention limits on breed, size and number; other listings say no or “restrictions.” Many rental listings are no-pets by the owner’s choice. We confirm the current rule in writing with the association.
Parker Tower is an oceanfront condominium of about 275 residences, completed in 1979. Sources list it at 24 or 25 stories. Plans run from about 570 sq ft one-bedrooms to two-bedrooms of about 1,222 sq ft and larger, as listed.
A heated oceanfront pool and spa on a renovated deck, beach access with chair and umbrella service, a fitness center, sauna, billiards and ping-pong room, a party room with kitchen, media room and library, a business/conference room, 24-hour front desk and security, valet and assigned covered parking, storage and laundry rooms on each floor, per current listings.
They are separate condominiums with separate associations, fees and rules. Parker Tower is at 3140 S Ocean Dr, built in 1979, with about 275 residences. Parker Plaza (Parker Plaza Estates) is a larger building further north at 2030 S Ocean Dr, built around 1970. Parker Dorado, at 3180 S Ocean Dr next door, is a third, separate building.
Parker Plaza has its own page with current prices (linked next to this FAQ). We represent buyers in all three buildings.
Yes. It sits on the ocean side of South Ocean Drive (A1A) in the south end of Hallandale Beach, a couple of minutes north of Golden Beach, with beach access from the pool deck. East-side lines face the ocean; west-side lines face the Intracoastal and sunsets.
Yes. Listings mention an application with a fee, association approval and, in some listings, a personal interview; approval is usually listed at one to four weeks. We submit the application as soon as you’re under contract so it doesn’t hold up closing.
Ask whether the unit has the building’s new impact windows and sliding doors, the age of the A/C air handler and water heater, the plumbing, the electrical panel and any unpermitted renovation. Some units have washers and dryers; most use the laundry rooms on each floor.
Taxes reset to your purchase price. As a rough guide, budget about 2% of the price a year without a homestead exemption — around $830 a month on a $500K unit.
Under section 718.503 of the Florida Statutes, a resale condo buyer can cancel within 3 business days after receiving the association documents if they weren’t provided before signing. We use that time to review the budget, reserves, assessments and rules with you.
How buyer’s-agent compensation is paid is agreed in writing before we show you units. Sellers often offer to cover it; when they do, your cost doesn’t change. We explain the options upfront.
