Watergarden, a garden tower on the Riverwalk

Watergarden is a 32-story condo tower on the north side of the New River in downtown Fort Lauderdale, completed in 2004, with the Riverwalk at its door and Las Olas Boulevard one block north. This page lists every Watergarden condo for sale in Fort Lauderdale right now, with prices, sizes and HOA.

The association counts 315 residences — one-, two- and three-bedroom units plus penthouses — from about 820 sq ft to about 1,900 sq ft as listed. Most plans have balconies facing the river, the downtown skyline or, higher up, the Intracoastal and the ocean.

The name fits the grounds: formal gardens and fountains, a sculpture fountain at the entrance and a recreation deck with a resort-style pool, spa and cabanas. Inside there is a two-story fitness center, a movie theater, a club room and a library.

HOA, taxes & insurance

What it costs to own at Watergarden

Pick a layout and a price to see the monthly carrying cost before any mortgage — then the five things every buyer here should check.

Monthly carrying cost

$600,000

Estimates: HOA at ~$1.17/sq ft, the rate shown in most current listings (typical 1BR 820 · 2BR 1,080 · 3BR 1,469 · penthouse 1,918 sq ft); property tax at ~2.0% of price (non-homestead, resets on sale); HO-6 insurance from typical quotes. Excludes mortgage, utilities and special assessments.

    Assessments and estoppel

We found no public report of a current special assessment — but we still get the estoppel letter and the minutes, and ask the association in writing what is planned.

    Reserves and the SIRS

Florida requires a structural integrity reserve study for condos of three or more stories and limits waiving structural reserves. At 22 years, Watergarden is short of the 30-year milestone-inspection age. We review the study, budget and reserves with you.

    Financing

Lenders review the association — budget, reserves, insurance, litigation — as well as you. We check the building’s status with lenders early so your loan isn’t a surprise at the end.

    Leasing and pet rules

Listings disagree on minimum lease terms and pet limits. The condo documents decide; we send the current rules with your shortlist.

    Taxes reset on sale

Property tax resets to your purchase price — on a $600K unit that’s roughly $1,000 a month before any homestead exemption.

    Watergarden FAQ

Don’t see yours? Text us — we answer the same day.

    Text us
How much does a Watergarden condo in Fort Lauderdale cost?

As of October 2026, the 15 MLS listings at Watergarden (13 active, 2 pending) ask from about $374K for a one-bedroom of about 820 sq ft to $1.2M for a penthouse-level two-bedroom of about 1,920 sq ft. Two-bedrooms of about 1,080 sq ft are listed around $600K–$640K and three-bedrooms of about 1,470 sq ft from about $829K to $1.1M.

Price depends on the line, the floor, the view and the condition. Ask us for the current list with recent closings on the same line.

    Where exactly is Watergarden?

At 347 N New River Drive East in downtown Fort Lauderdale, on the north side of the New River with the Riverwalk at its door and Las Olas Boulevard one block north. Stranahan House is a few minutes’ walk east.

When was Watergarden built, and how big is it?

The tower was completed in 2004. The association lists 32 stories and 315 residences — one-, two- and three-bedroom units and penthouses — plus one commercial unit. Public sources name Minto as the developer and CFE (Cohen, Freedman, Encinosa) as the architect.

What are the HOA fees at Watergarden?

Current listings show about $1.17–1.22 per square foot a month — roughly $960–1,000 for an 820 sq ft one-bedroom, about $1,260 for a 1,080 sq ft two-bedroom and about $1,720 for a 1,469 sq ft three-bedroom. We confirm the current budget, what the fee covers and any assessment before you write an offer.

    Is there a special assessment?

We found no public report of a current special assessment. That doesn’t mean there isn’t one: we request the estoppel letter, budget, reserve study and board minutes and go through them with you before you commit.

What about milestone inspections and reserves?

Florida’s post-Surfside condo law requires a structural integrity reserve study for buildings of three or more stories and limits waiving reserves for structural items. At about 22 years old, Watergarden is younger than the 30-year age that triggers the first milestone inspection under state law. Reserve funding can affect your HOA, so we review the study and the budget with you.

    What amenities does Watergarden have?

According to the association, a recreation deck with a resort-style pool, spa, cabanas, bar, outdoor kitchen and grills; a two-story fitness center with locker rooms, sauna and massage room; a yoga room; a club room with piano bar; a library; a movie theater and multimedia center; a business center and conference room; a sports lounge with billiards; formal gardens and fountains; and a two-story lobby with front desk. Listings also mention valet and 24-hour security.

Can I rent out my unit?

Leasing is allowed within the association’s rules. One current listing reports a 3-month minimum and up to three leases a year, with association approval; other listings advertise 12-month leases. Current asking rents run about $2,700 to $6,000 a month. We send the binding rules from the condo documents before you make an offer.

    Are pets allowed?

Listings describe the building as pet-friendly; one reports a limit of two pets per unit, and some listings note restrictions. We confirm the current pet rules in writing.

    Does Watergarden have boat slips?

We found no private building dock in listing data. The Riverwalk along the New River has city-run dockage nearby; availability and fees are set by the city, so ask us before you count on a slip.

    What are the property taxes?

Taxes reset to your purchase price. As a rough guide, budget about 2% of the price a year without a homestead exemption — about $1,000 a month on a $600K condo.

How close is it to the beach and the airport?

Fort Lauderdale Beach at Las Olas and A1A is about 10 minutes by car, Port Everglades about 12 and FLL airport about 15 minutes. The Brightline station is about a 20-minute walk or a short ride.

Is Watergarden the same as Las Olas River House or Las Olas Grand?

No. They are separate condo towers nearby on the New River. Watergarden is at 347 N New River Dr E; Las Olas River House is at 333 Las Olas Way and Las Olas Grand is on the south bank. We can compare them side by side for you.

    Can foreign buyers purchase?

Yes. A 2023 Florida law adds restrictions for buyers domiciled in certain countries of concern; check with a Florida real estate attorney if that may apply to you. We handle remote purchases with video tours and e-signatures.

Can I cancel after signing a contract?

Under section 718.503 of the Florida Statutes, a resale condo buyer can cancel within 3 business days after receiving the association documents if they weren’t provided before signing. We use that time to review the budget, reserves, minutes and rules with you.

Do I pay more if I use The Bloemhof Group?

How buyer’s-agent compensation is paid is agreed in writing before we show you units. Sellers often offer to cover it; when they do, your cost doesn’t change. We explain the options upfront.

    Can I get financing here?

Lenders review the condo association (budget, reserves, insurance, any litigation) as well as you. We connect you with lenders who know downtown Fort Lauderdale towers and check the building’s status early.
