Oceanfront · 18555 Collins Avenue
Porsche Design Tower — the “Porsche building” in Sunny Isles, often searched as the Miami Porsche tower — is a round glass tower of about 60 stories on the ocean at 18555 Collins Avenue, completed in 2016–2017 with 132 residences.
Its signature is mechanical: glass car lifts in the core carry you, still in your car, up to your floor, where the car rolls into a garage space beside your living room, behind a glass wall. Most residences also have a terrace pool and a summer kitchen.
Current listings run from about 3,130 to 9,560 sq ft, mostly three- and four-bedroom plans. The tower was developed by Gil Dezer’s Dezer Development with Porsche Design, which did the interiors; Sieger Suarez Architects designed the building.

Ten years old, with moving parts
Four things we look at for every buyer here, beyond the view and the price — and ask the association about in writing.
The car lifts are the building’s signature and a running cost. We ask about the maintenance contract, wait times and what the budget sets aside for them.
Oceanfront units carry their own HO-6 policy for interiors, finishes and liability. We get quotes early so the monthly cost is clear before you commit.
Florida requires a structural integrity reserve study for condos of three or more stories; those reserves can’t be waived. Its funding drives future HOA fees.
We found no public report of a special assessment — not proof there isn’t one. We check the budget, minutes and any notices.

HOA, taxes & insurance
Pick a size and a price to see the monthly carrying cost before any mortgage — then the five things every buyer here should check.
Estimates: HOA at ~$2.28/sq ft, the typical rate in current listings; property tax at ~2.0% of price (non-homestead, resets on sale); HO-6 insurance from typical quotes. Excludes mortgage, utilities and special assessments.
Ask about any engineering reports, repairs or litigation. We read the minutes and disclosures with you before you’re committed.
Florida requires a funded structural integrity reserve study for every condo of three or more stories. We review the budget, reserves and what the HOA covers — car lifts included.
Property tax resets to your purchase price — on a $6.5M residence that’s roughly $10,800 a month before any homestead exemption.
Lease terms and pet limits are set by the association. We send the current rules with your shortlist.
Many residences are sold furnished. We price what conveys, what you’d redo, and how many cars the garage really takes.

Questions buyers ask
Don’t see yours? Text us — we answer the same day.
Text usToday 22 residences at the Miami Porsche tower are listed for sale, from about $3.7M to $47.5M for the penthouse. The median asking price is about $6.5M, or about $1,812 per square foot as listed. Most residences of about 3,130 to 4,154 sq ft ask between about $3.7M and $11.5M.
Price depends on floor, line and view, finishes and what furniture conveys. Several sellers have cut their asking price, and long marketing times leave room to negotiate — we compare recent closings before you make an offer.
Yes. Buyers search for it as the Porsche building, the Porsche tower or Porsche Design Tower Miami; it is the condominium at 18555 Collins Avenue in Sunny Isles Beach, north of Miami Beach. The association’s legal name in MLS records is 18555 Collins Avenue Condominium.
The tower was built with glass car lifts in its core — the developer calls them “Dezervators.” You drive onto a platform at ground level, stay in the car, and the lift carries it up to your floor, where the car rolls into a garage space next to your residence behind a glass wall. Marketing materials describe room for two to four cars per residence, depending on the plan.
Ask how long the lifts take at peak times, how maintenance is handled and what the association budgets for them — those are fair questions for a building whose signature feature is mechanical.
Porsche Design Tower was developed by Gil Dezer’s Dezer Development with Porsche Design, with architecture by Sieger Suarez Architects. It was completed in 2016–2017 (MLS records give 2016 as the year built). It has 132 residences; most sources describe about 60 stories, though some records say 57.
Current listings run from about 3,130 sq ft to about 9,560 sq ft for the penthouse, with clusters around 3,130–3,171, 3,555–3,785 and 4,154 sq ft and a few of about 6,121 sq ft. Most have three or four bedrooms and four and a half baths. Building profiles describe ceilings of about 10 feet, private elevators into each residence, and terraces with a private pool and summer kitchen on most plans.
Current listings show about $2.28 per square foot a month for most plans — roughly $7,100 a month for about 3,130 sq ft, $9,500 for about 4,154 sq ft and $13,900 for about 6,121 sq ft (a couple of listings show lower figures). We confirm what the fee covers and whether an increase or assessment is planned.
We found no public report of a special assessment, but that isn’t proof there isn’t one. During your review period we check the budget, board minutes, the structural integrity reserve study and any notice of planned assessments, and ask the association in writing.
Leasing is allowed within the association’s rules; we didn’t find a published minimum lease term, so we get the current rules in writing before you write an offer. Right now 10 lease listings (active or pending) ask about $25,500–$29,900 a month. Rental income isn’t guaranteed and we don’t project it.
Listings mostly describe pets as allowed with restrictions; one building profile says larger pets are accepted, while some listings say no pets (that can be the owner’s choice). We confirm the current pet rules with the association.
Building profiles and listings describe about 200 feet of ocean frontage, a heated pool on an elevated oceanfront terrace with food and drink service, a fitness center and spa, a club room with a theater, a golf simulator and a racing simulator, an oceanfront ballroom, a lobby restaurant with wine lockers, a lounge bar, a sunset terrace with swim spas over the Intracoastal, valet, a car concierge and 24-hour security.
Taxes reset to your purchase price. As a rough guide, budget about 2% of the price a year without a homestead exemption — around $10,800 a month on a $6.5M residence. A homestead exemption lowers that for a primary residence.
Usually, through private banks and jumbo lenders that know the building. Lenders look at reserves, insurance, owner-occupancy, litigation and pending assessments, as well as at you. Many buyers at this level pay cash; we line up a lender early if you won’t.
Yes. International buyers are common in Sunny Isles. A 2023 Florida law adds restrictions for buyers domiciled in certain countries of concern; check with a Florida real estate attorney if that may apply to you. We handle remote purchases with video tours and e-signatures.
Under section 718.503 of the Florida Statutes, a resale condo buyer can cancel within 3 business days after receiving the association documents if they weren’t provided before signing. We use that time to review the budget, reserves, the reserve study, minutes and rules with you.
How buyer’s-agent compensation is paid is agreed in writing before we show you units. Sellers often offer to cover it; when they do, your cost doesn’t change. We explain the options upfront.
Golden Beach is about 3 minutes north, Aventura Mall about 8 minutes over the 192nd Street causeway, Brightline Aventura and Gulfstream Park about 9 minutes, the Sunny Isles pier about 5 minutes south, Bal Harbour Shops about 13 minutes and FLL airport about 25 minutes.
