Oceanfront · 17555 Collins Avenue
The Pinnacle Sunny Isles is an oceanfront tower of about 40 stories at 17555 Collins Avenue, completed in 1998 and known on the skyline for its open-frame, sloping crown.
Its roughly 243 residences are almost all two- and three-bedroom flow-through plans, with glass on the ocean side and the Intracoastal side, large balconies and listed sizes of about 1,590 to 2,275 sq ft. Some owners have joined two units into one.
The building sits on about 5 acres with roughly 400 feet of beach, an oceanfront pool with a café, tennis courts, a spa and a gated entry. At about 28 years old, it’s a building where the inspection reports, reserves and HOA budget matter as much as the view — we cover those below.
The tower & the floor plans
The Pinnacle was designed so that most homes run the full depth of the floor: the Atlantic on one side, the Intracoastal and the mainland on the other.

A 1998 tower, after Surfside
Florida’s condo-safety rules changed after 2021. For a building this age, here is what applies and what we check before you commit.
About 28 years old today, which puts the building in the age range where structural inspections and reserve funding drive the HOA budget.
Florida law and Miami-Dade’s recertification program require a structural inspection around a coastal building’s 25th–30th year, then periodically after that.
Several current listings say the association has completed its 25-year recertification. That’s a seller statement — we get the report itself and any repairs it called for.
A structural integrity reserve study is required, and since budgets adopted from Dec 31, 2024 those reserves can’t be waived. We check funding and any planned assessment.

HOA, taxes & insurance
Pick a layout and a price to see the monthly carrying cost before any mortgage — then the five things every buyer here should check.
Estimates: HOA at ~$1.10/sq ft, typical of current listings (2BR 1,590 · 3BR 1,840 · large 3BR 2,160 · combined 3,490 sq ft); property tax at ~2.0% of price (non-homestead, resets on sale); HO-6 insurance from typical quotes. Excludes mortgage, utilities and any special assessment.
Ask for the milestone/recertification reports and what work they required — concrete, balconies, windows, roof. We read them with you before you’re committed.
Check the SIRS, how fully reserves are funded and whether any special assessment is planned or under discussion in the minutes.
Condo loans depend on the association too: reserves, inspection status, insurance and litigation. We line up a lender who knows the building.
Minimum lease term, leases per year and the pet weight limit are set by the association. We send the current rules with your shortlist.
Units range from original 1998 finishes to full renovations. Taxes reset to your price — about $3,300 a month on a $2M unit before any homestead exemption.
How it works with us
In a building this age the purchase is about the unit’s condition, the association’s finances and the price. We handle the comparisons, the documents and the logistics.
Bedrooms, floor, view, budget, and whether you’ll live here, lease it or both.
Every match with plan, price per foot and HOA — plus recent closings in the same line.
In person, or live video walk-throughs if you’re buying from abroad.
Renovation level, furnishings and time on market all move the number. We anchor your offer to recent closings.
Florida gives resale condo buyers 3 business days to review the association documents. We go through budget, reserves, inspection reports and rules with you.
Association approval, title, insurance and closing — coordinated to the day, in person or remotely.
The listing agent works for the seller. We work for you — and we read the inspection reports and reserve study before you’re committed, not after.

Text usCurrent asking prices at the Pinnacle run from about $1.33M for a two-bedroom of about 1,590 sq ft to about $4M for a furnished three-bedroom on a high floor. Most two-bedrooms are listed around $1.3M–$2.7M and three-bedrooms around $1.95M–$4M; a combined residence of about 3,490 sq ft is listed at about $3.65M.
Price depends on floor, line, view, renovation and furnishings. Ask us for the full current list.
The tower was completed in 1998. Building profiles describe about 40 stories and roughly 243 residences (sources range from 242 to 246), almost all two- and three-bedroom plans. The developer is listed as J. Milton & Associates; most profiles credit the design to Sieger Suarez, though one names Fullerton Diaz.
The building is about 28 years old and sits on the ocean, so it falls under Florida’s milestone-inspection law and Miami-Dade’s recertification program, which require a structural inspection around a coastal building’s 25th–30th year and periodically after that.
Several current listings say the association completed its 25-year recertification inspection. Those are seller statements, not association disclosures. Before you’re committed, we get the inspection report itself (and the phase-two report if one was required) and check what repairs it called for.
Some current listings say there are no special assessments and that reserves are healthy. We haven’t seen the association’s documents, so we don’t rely on that. During your review period we check the budget, the board minutes and any notice of planned assessments, and ask the association in writing.
A structural integrity reserve study (SIRS) is required for Florida condo buildings of three or more stories. It sets how much the association must save for the roof, structure, waterproofing and other key components, and since budgets adopted from December 31, 2024 those reserves can’t be waived. In a 1998 tower, the SIRS and how it’s funded is one of the main drivers of future HOA fees — we review it with you.
Current listings show about $1.10 to $1.35 per square foot a month — roughly $1,740 a month for a two-bedroom of about 1,590 sq ft and about $2,000–$2,500 for a three-bedroom of about 1,840 sq ft. Some listings quote the fee quarterly. We confirm what it covers and whether any increase has been approved for next year.
Leasing is allowed within the association’s rules. Building profiles report a 3-month minimum and up to four leases a year; we confirm the current rules in writing. Right now 8 lease listings (active or pending) ask about $6,300–$17,000 a month, many of them furnished seasonal offers. Rental income isn’t guaranteed and we don’t project it.
Restricted. Several sale listings cite a maximum of about 20 lbs, and some lease listings say no pets (that can be the owner’s choice). Plan on a small pet, subject to association approval, and ask us to confirm the current rule.
An oceanfront heated pool with a café, beach service on roughly 400 feet of beach, a spa and sauna, a fitness center, tennis courts, a screening room, a cigar lounge and libraries, a party room, a children’s playroom, valet parking and a gated entry with 24-hour security and concierge.
Most residences are flow-through plans with glass on both the ocean and the Intracoastal side, large balconies and two or three bedrooms. Listed sizes are mostly about 1,590 to 2,275 sq ft; some owners have combined units. Views and layouts vary by line and floor, so we send the plan with every unit.
Taxes reset to your purchase price. As a rough guide, budget about 2% of the price a year without a homestead exemption — around $3,300 a month on a $2M unit. A homestead exemption lowers that for a primary residence.
Usually, but condo loans depend on the association as well as on you. Lenders look at the reserves, the inspection status, owner-occupancy, insurance and any litigation. We line up a lender who already knows the building before you write an offer.
Yes. International buyers are common in Sunny Isles. A 2023 Florida law adds restrictions for buyers domiciled in certain countries of concern; check with a Florida real estate attorney if that may apply to you. We handle remote purchases with video tours and e-signatures.
Under section 718.503 of the Florida Statutes, a resale condo buyer can cancel within 3 business days after receiving the association documents if they weren’t provided before signing. We use that time to review the budget, reserves, inspection reports, minutes and rules with you.
How buyer’s-agent compensation is paid is agreed in writing before we show you units. Sellers often offer to cover it; when they do, your cost doesn’t change. We explain the options upfront.
The Sunny Isles pier is about 3 minutes south, Golden Beach about 5 minutes north, Oleta River State Park about 7 minutes, Aventura Mall about 10 minutes, Bal Harbour Shops about 11 minutes and FLL airport about 27 minutes by car.
