Bloemhof × Ocean Reserve · Sunny Isles Beach
Tell us what you need, and an agent sends you the current list — every unit for sale, its price per foot, HOA and assessment status.
Between the beach and the bay
Ocean Reserve is a 16-story, 398-residence condominium on the Intracoastal side of Collins Avenue, with Sunny Isles Beach directly across the street.
It opened in 1972 as a rental apartment building — designed by Gibbs & Wang for developer Adler-Donner — and was converted to condominiums in 2001. Most homes are one-bedrooms of about 1,005 sq ft and two-bedrooms of about 1,505 sq ft, many with balconies facing the ocean or the bay.
What sets it apart is the rental policy. Ocean Reserve permits short-term rentals, which is why it attracts second-home owners and investors who want a place that pays its way when they’re not in Florida.
Rentals & investing
Many Sunny Isles condos limit how often owners can lease. Ocean Reserve doesn’t — which is why its owners include snowbirds, short-term hosts and buyers planning to retire here later.
Short-term and seasonal rentals are allowed under current rules. Sources differ on the minimum term, so we confirm it in writing.
Asking $2,300–$6,500 a month across annual and seasonal listings right now.
Across current sale listings — well below the newer towers on Collins Avenue.
Covers cable TV, water, sewer, trash, parking and the amenities, per listing data.
Residences
Four layouts make up nearly every sale here. Ranges are today’s asking prices in the building; HOA is estimated from the per-foot rate.

Then & now
Long before the glass towers, this stretch of Collins Avenue was postcard Florida — a pier, a casino and a strip of themed mid-century motels. Ocean Reserve opened in that era, and the vacation spirit stayed.

Sunny Isles is laid out on the barrier island, with a pier and a seaside casino.
“Motel Row” fills Collins Avenue with themed motels and neon.
Ocean Reserve opens as a 16-story rental apartment building.
The building converts to condominiums — 398 homes, rentals still allowed.

HOA, taxes & assessments
Pick a layout and a price to see the monthly carrying cost before any mortgage — then read the five things every buyer here should check.
Estimates: HOA at ~$0.74/sq ft; property tax at ~2.0% of price (non-homestead, resets on sale); HO-6 insurance from typical quotes. Excludes mortgage, utilities, any special assessment and rental-related costs.
The building has been going through its 50-year recertification, and listings reference a special assessment tied to that work. Some sellers have paid theirs in full; others haven’t. Get the estoppel letter and confirm the balance and who pays it before you sign.
Florida now requires milestone structural inspections and a structural integrity reserve study for buildings like this one. Fully funding reserves can raise the HOA. We pull the latest reports and budget for you.
Short-term rentals are allowed today, but associations can change rules. We send the current rental policy, any minimum term, and the city and state registration steps.
Buildings with heavy rental activity or open assessments are often “non-warrantable,” which limits lenders and raises down payments. Many buyers here pay cash; we connect financed buyers with lenders who close in this building.
You’ll need an HO-6 policy; check the unit’s windows, balcony status and renovation history. A 1972 building rewards a careful inspection.
How it works with us
A resale condo in an older Florida building is a document-heavy purchase. We handle the paperwork and the questions so you can focus on the right unit.
Live, rent or both — it decides which lines, floors and layouts make sense.
Every match with price per foot, view, condition, HOA and assessment status.
In person, or live video walk-throughs if you’re buying from out of town.
With 45 units for sale, we use comparable listings and closed sales to set your price.
Florida gives resale condo buyers 3 business days to review the association documents. We go through budget, reserves, rules and minutes with you.
Association application, title, insurance and closing — coordinated to the day.
Listing agents work for the seller. We work for you — and we know which Ocean Reserve units carry an unpaid assessment, a closed balcony or a rental history worth asking about.

Current asking prices run from about $335K to $770K. One-bedrooms of about 1,005 sq ft are listed around $335K–$570K, two-bedrooms of 1,505–1,549 sq ft around $539K–$770K, and three-bedrooms of 1,665 sq ft around $710K–$730K. The median asking price is about $420 per square foot.
Prices depend heavily on view, floor, renovation and whether the special assessment has been paid. Ask us for the current list.
Yes. Ocean Reserve permits short-term and seasonal rentals under its current rules, which is unusual for Sunny Isles Beach. Sources differ on the minimum rental term, so we confirm it in the association’s current rules before you buy.
Short-term hosting in Florida also requires a state vacation-rental license, registration with the City of Sunny Isles Beach and collection of lodging taxes.
Maintenance runs about $0.74 per square foot a month: roughly $745 for a 1,005 sq ft one-bedroom, $1,115 for a 1,505 sq ft two-bedroom and $1,230 for a 1,665 sq ft three-bedroom. Per listing data it covers cable TV, water, sewer, trash, parking and the amenities.
Florida’s reserve-funding rules for older buildings can push fees up, so we review the current budget with you.
The building has been going through its 50-year recertification, and listings reference a special assessment tied to it. Some sellers have paid theirs in full. Before you sign, get the estoppel letter showing the balance and agree in the contract who pays it.
It sits on the Intracoastal (west) side of Collins Avenue. Sunny Isles Beach is directly across the street, a short walk from the lobby.
It was built in 1972 as a rental apartment building, developed by Adler-Donner with architects Gibbs & Wang, and converted to condominiums in 2001.
398 residences on 16 floors, plus a penthouse level.
East-facing lines look toward the Atlantic, west-facing lines toward the Intracoastal and Aventura, with city views north and south. Higher floors see over the beachfront buildings; we tell you exactly what each unit faces.
A heated pool with cabanas, tennis court, fitness center, 24-hour security, valet and assigned parking, a mini-market, café, hair salon and a game and billiards room — and the beach across the street.
Often yes, but with fewer lenders. Buildings with heavy rental activity or open special assessments are frequently “non-warrantable,” which means portfolio lenders and larger down payments. Many buyers here pay cash; we connect financed buyers with lenders who have closed in the building.
Yes. Most international buyers can purchase in Florida. A 2023 Florida law adds restrictions for buyers domiciled in certain countries of concern; if that may apply to you, check with a Florida real estate attorney. We regularly handle remote purchases with video tours and e-signatures.
Pet rules are set by the association and can change. We confirm the current pet policy, including any size or count limits, with your unit list.
Units come with assigned parking, and the building offers valet. Guest parking rules are set by the association.
Under section 718.503 of the Florida Statutes, a resale condo buyer can cancel within 3 business days after receiving the association documents if they weren’t provided before signing. We use that time to review the budget, reserves, rules and minutes with you.
Cash purchases typically close in about 3–4 weeks and financed ones in 30–45 days, plus the time the association needs to approve the buyer.
How buyer’s-agent compensation is paid is agreed in writing before we show you units. Sellers often offer to cover it; when they do, your cost doesn’t change. We explain the options upfront.
The beach is across the street and Golden Beach starts just north. Aventura Mall is about 8 minutes away over the 192nd Street causeway, Brightline Aventura and Gulfstream Park about 10 minutes, and FLL airport about 25 minutes.
