The tower stands on five garage levels topped by a sixth-floor amenity deck of about 35,000 sq ft, with a heated pool, spa, cabanas and an outdoor kitchen. Building directories credit The Related Group as developer and Yabu Pushelberg with the interiors.

HOA, taxes & insurance

What it costs to own at Las Olas Beach Club

Pick a layout and a price to see the monthly carrying cost before any mortgage — then the five things every buyer here should check.

Monthly carrying cost

$1,800,000

Estimates: HOA at ~$1.34/sq ft, the rate shown in current listings (typical 2BR 1,905 · 3BR 2,380 · larger 3,035 · estate 4,320 sq ft); property tax at ~2.0% of price (non-homestead, resets on sale); HO-6 insurance from typical quotes. Excludes mortgage, utilities and special assessments.

    Assessments and estoppel

We found no public report of a current special assessment — but we still get the estoppel letter and the minutes, and ask the association in writing what is planned.

    Reserves and the SIRS

Florida requires a structural integrity reserve study for condos of three or more stories and limits waiving structural reserves. At about 19 years, the building is short of the 30-year state milestone age; oceanfront towers face salt air, so we review the study, budget and reserves with you.

    Financing

Most purchases here need jumbo loans, and lenders review the association — budget, reserves, insurance, litigation — as well as you. We check the building’s status with lenders early.

    Leasing and pet rules

Sources disagree on minimum lease terms and pet limits. The condo documents decide; we send the current rules with your shortlist.

    Taxes reset on sale

Property tax resets to your purchase price — on a $1.8M unit that’s roughly $3,000 a month before any homestead exemption.

    Las Olas Beach Club FAQ

Don’t see yours? Text us — we answer the same day.

    Text us
How much does a Las Olas Beach Club condo for sale cost?

As of October 2026 there are 17 MLS listings at Las Olas Beach Club (16 active, 1 pending). Two-bedrooms of about 1,905 sq ft ask from about $1.2M to $1.95M, three-bedrooms of about 2,380 sq ft from about $1.45M to $2.6M, residences of about 3,000 sq ft from about $1.5M to $3.3M, and two upper-floor estates $4.75M and $10.65M.

Price depends on the line, the floor, the view and the condition. Ask us for the current list with recent closings on the same line.

Where exactly is Las Olas Beach Club?

At 101 S Fort Lauderdale Beach Boulevard (State Road A1A), Fort Lauderdale, FL 33316 — on the west side of A1A, facing the beach, just north of where Las Olas Boulevard reaches the ocean. The Intracoastal Waterway is a few blocks west.

When was it built, and how big is it?

MLS records give 2007 as the year built (a few sources say 2006 or 2009). It is a 29-story tower with 148 residences on about two acres. Building directories name The Related Group as developer, Sieger Suarez Architectural Partnership as architect and Yabu Pushelberg for the interiors.

Is Las Olas Beach Club a condo-hotel?

No. It is a residential condominium — every current listing is recorded as a condominium unit, and there is no hotel rental program. Owners live here full time or seasonally, and leasing follows the association’s rules.

    What are the HOA fees?

Current listings show about $1.34 per square foot a month — roughly $2,550 for a 1,905 sq ft two-bedroom, about $3,200–3,300 for a 2,380 sq ft three-bedroom and about $4,100 for a residence of about 3,000 sq ft. Directories say the fee covers items such as insurance of the building, cable TV, water, sewer, security and the amenities. We confirm the current budget and any assessment before you write an offer.

    Is there a special assessment?

We found no public report of a current special assessment. That doesn’t mean there isn’t one: we request the estoppel letter, budget, reserve study and board minutes and go through them with you before you commit.

What about milestone inspections and reserves?

Florida’s post-Surfside condo law requires a structural integrity reserve study for buildings of three or more stories and limits waiving reserves for structural items. At about 19 years old, the building is younger than the 30-year age that triggers the first state milestone inspection; local rules for oceanfront buildings can differ, so we check with the association.

What amenities does Las Olas Beach Club have?

A sixth-floor amenity deck of about 35,000 sq ft above the garage, with a heated pool, spa, cabanas, an outdoor kitchen and fire features; a fitness center with sauna; a club room; valet and covered parking; bike storage; concierge and security. Some listings also describe beach service across A1A. Hours, fees and services are set by the association.

Can I rent out my unit?

Leasing is allowed within the association’s rules. One listing source reports a 6- to 12-month minimum; we found no official public statement. Current asking rents run about $10,000 to $15,000 a month. Short-term and vacation rentals are not something to count on — we send the binding rules from the condo documents before you make an offer.

    Are pets allowed?

Current MLS listings report that pets are allowed, and one building directory says larger pets are accepted; another source says otherwise. We confirm the current pet rules in writing.

    What are the property taxes?

Taxes reset to your purchase price. As a rough guide, budget about 2% of the price a year without a homestead exemption — about $3,000 a month on a $1.8M condo.

Which views do the different lines have?

Every current sale listing reports a direct ocean view, and most also report Intracoastal views to the west. The exact view depends on floor and exposure, so we confirm it unit by unit — and never promise a view that could change.

How close is it to Las Olas Boulevard and the airport?

The beach end of Las Olas Boulevard is a few minutes’ walk south. The Las Olas shops toward downtown are about 10 minutes by car, Port Everglades about 12 and FLL airport about 18.

    Can foreign buyers purchase?

Yes. A 2023 Florida law adds restrictions for buyers domiciled in certain countries of concern; check with a Florida real estate attorney if that may apply to you. We handle remote purchases with video tours and e-signatures.

Can I cancel after signing a contract?

Under section 718.503 of the Florida Statutes, a resale condo buyer can cancel within 3 business days after receiving the association documents if they weren’t provided before signing. We use that time to review the budget, reserves, minutes and rules with you.

Do I pay more if I use The Bloemhof Group?

How buyer’s-agent compensation is paid is agreed in writing before we show you units. Sellers often offer to cover it; when they do, your cost doesn’t change. We explain the options upfront.

    Can I get financing here?

Lenders review the condo association (budget, reserves, insurance, any litigation) as well as you; at these prices many loans are jumbo loans with their own rules. We connect you with lenders who know oceanfront Fort Lauderdale towers and check the building’s status early.
