HOA, taxes & insurance

What it costs to own at Jackson Tower

Pick a layout and a price to see the monthly carrying cost before any mortgage — then the five things every buyer here should check.

Monthly carrying cost

$975,000

Estimates: HOA at ~$1.47/sq ft, as in current listings (2BR 1,650 · 2BR 1,722 · 3BR 1,934 · 3BR 1,998 sq ft); property tax at ~2.0% of price (non-homestead, resets on sale); HO-6 insurance from typical quotes. Excludes mortgage, utilities and special assessments.

    SIRS and milestone inspections

At about 25 years old, the tower falls under Florida’s structural integrity reserve study rules, with milestone inspections due as it ages. We get the reports and ask what repairs they call for and how they are funded.

    Reserves and assessments

We found no public report of a current special assessment — that isn’t proof there is none. The estoppel letter, budget and board minutes show it; we request all three.

    Financing and insurance

Lenders review the association as well as you — reserves, insurance and inspections. Beachside buildings carry higher wind and flood costs; we check the building’s status with lenders early.

    Leasing and pet rules

Minimum lease term, how often you can lease and pet limits are set by the association. We send the current rules with your shortlist.

    Taxes reset on sale

Property tax resets to your purchase price — on a $1M unit that’s roughly $1,670 a month before any homestead exemption. Current owners’ bills vary widely.

    Questions buyers ask

    Jackson Tower FAQ

Don’t see yours? Text us — we answer the same day.

    Text us
How much does a Jackson Tower Las Olas condo cost?

As of October 2026, the 10 active MLS listings at Jackson Tower ask from about $890K for a two-bedroom of about 1,722 sq ft to about $1.55M for a three-bedroom of about 1,998 sq ft. Two-bedrooms are listed between about $890K and $1.05M, three-bedrooms between about $1.12M and $1.55M; one three-bedroom is already under contract.

Price depends on the line, the floor, the view and the condition. Ask us for the current list with recent closings on the same line.

Where is Jackson Tower, and when was it built?

Jackson Tower is at 100 S Birch Road, Fort Lauderdale, FL 33316, on the barrier island just south of Las Olas Boulevard — beside the city’s Las Olas Marina on the Intracoastal and about a block from the beach. MLS records list it as Jackson Tower Las Olas Condominium, built in 2001. We could not confirm the developer or the architect from a reliable source.

How tall is it, and how many residences are there?

MLS records list 30 stories; one marketing page says 23, so sources differ. Directories and listings put the residence count at 122, all two- and three-bedrooms of roughly 1,650 to 2,000 sq ft as listed.

Do the units have ocean or Intracoastal views?

Most current listings describe ocean and Intracoastal views; some also mention canal, marina or city views. What you see depends on the line, the floor and the buildings around it — views are not guaranteed. We confirm each unit’s exposure before you tour.

What are the HOA fees at Jackson Tower?

Current listings show about $1.47 per square foot a month — about $2,430 for a 1,650 sq ft two-bedroom, $2,540 for 1,722 sq ft and $2,790 to $2,950 for the three-bedrooms. Listing data says the fee covers building insurance, upkeep, water, sewer, trash, cable TV and internet, amenities and staff. The binding figure is in the association’s estoppel certificate; we request it with the budget.

Is there a special assessment, SIRS or milestone inspection to know about?

Jackson Tower is about 25 years old. Florida now requires condo buildings of three or more stories to have a structural integrity reserve study (SIRS) and to fund reserves for key components, and milestone structural inspections apply as buildings age (generally at 30 years, or earlier where the local authority requires it). We found no public report of a current special assessment, but that is not the same as none. Before you write an offer we request the SIRS, any inspection reports, the budget and reserves, recent board minutes and the estoppel letter.

What amenities does Jackson Tower have?

Building directories and listings describe a heated pool and spa, a fitness center with sauna (one source mentions steam rooms in the locker rooms), a club room, billiards, a library, a picnic and barbecue area, bike storage, a car-wash area, valet and assigned garage parking, concierge and 24-hour security. Marketing pages describe a grand atrium lobby with private elevators. Treat amenity lists as a starting point — we confirm them with the association.

Can I keep a boat at Jackson Tower?

Some listings mention a boat dock or marina access, and the city’s Las Olas Marina is next door, where slips are leased separately. We found no reliable source for deeded slips that come with a unit, so don’t count on one — ask us and we’ll check with the association and the marina.

Can I rent out my unit?

Leasing is allowed within the association’s rules: five rental listings appeared in October 2026, asking about $5,000 to $10,000 a month (the top figure is a furnished three-bedroom). We could not confirm the minimum lease term or how often you may lease; the binding rules are in the condominium documents, and we send them before you make an offer. Short-term vacation rentals also need city and state registration and tax filings. We don’t project rental income.

    Are pets allowed?

Pets are allowed per MLS records, with limits — directory data mentions restrictions on number, size and breed. We confirm the current policy in writing.

    What are the property taxes?

Taxes reset to your purchase price. As a rough guide, budget about 2% of the price a year without a homestead exemption — about $1,670 a month on a $1M condo.

How close is it to the beach, Las Olas and the airport?

The beach at Las Olas and A1A is about a block east, the Las Olas bridge a few minutes’ walk west and Bahia Mar about 15 minutes’ walk south. The Las Olas shops downtown are about 10 minutes by car, Port Everglades about 12 and FLL airport about 15.

How does it compare with Las Olas River House or Las Olas Grand?

Those two towers are downtown on the New River, about 10 minutes west by car, with the Riverwalk and Las Olas shops on foot and one- to four-bedroom plans. Jackson Tower is on the beach side of the Intracoastal, with mid-size two- and three-bedrooms, the marina next door and the sand a block away. We have pages with current prices for both downtown towers and can compare them side by side.

    Can foreign buyers purchase?

Yes. A 2023 Florida law adds restrictions for buyers domiciled in certain countries of concern; check with a Florida real estate attorney if that may apply to you. We handle remote purchases with video tours and e-signatures.

Can I cancel after signing a contract?

Under section 718.503 of the Florida Statutes, a resale condo buyer can cancel within 3 business days after receiving the association documents if they weren’t provided before signing. We use that time to review the budget, reserves, inspections, minutes and rules with you.

Do I pay more if I use The Bloemhof Group?

How buyer’s-agent compensation is paid is agreed in writing before we show you units. Sellers often offer to cover it; when they do, your cost doesn’t change. We explain the options upfront.

    Can I get financing here?

Lenders review the condo association (budget, reserves, insurance, inspections, any litigation) as well as you. We connect you with lenders who know Fort Lauderdale beach towers and check the building’s status early.
