Coral Ridge Towers, four towers on the Intracoastal

Looking for Coral Ridge Towers in Fort Lauderdale for sale? The complex is four 17-story co-op towers built between 1962 and 1968 on the barrier island just west of A1A, with the Intracoastal on one side and the Galt Ocean Mile beach a short walk away.

Together they hold about 1,336 apartments — mostly one-bedrooms of about 800 sq ft and two-bedrooms of about 1,100–1,350 sq ft, with a few three-bedrooms. Each tower is a separate cooperative corporation with its own board, budget and rules.

It is one of the most affordable ways to live this close to the beach in Fort Lauderdale: asking prices start around $165K. The trade-offs are the co-op rules — 55+ eligibility, board approval, no leasing, no pets — and the questions any 1960s building raises about inspections and reserves. We check both for you.

A mid-century co-op between the Intracoastal and the beach

Coral Ridge Towers went up when the Galt Ocean Mile was first being built out. Owning here works differently from a condo — this is what to expect.

The Original tower at 3233 NE 34th Street was the first of four, built in the 1960s with HUD financing; North, East and South followed by 1968. The grounds face the Intracoastal, with the beach across A1A.

Maintenance, taxes & insurance

What it costs to own at Coral Ridge Towers

Pick a layout and a price to see the monthly carrying cost before any loan — then the five things every buyer in a 1960s co-op should check.

Monthly carrying cost

$300,000

Estimates: maintenance at ~$0.81/sq ft, the middle of current listings (sizes as listed); property tax at ~2.0% of price as a placeholder — in a co-op your share of the building’s bill is collected by the association and can differ; HO-6-style contents insurance from typical quotes. Excludes loan payments, utilities and special assessments.

    Board approval and 55+ rules

Application, background and financial checks, an interview, and 55+ eligibility. We confirm each tower’s criteria and timeline before you sign.

    Inspections, reserves, assessments

Florida’s milestone inspections and structural reserve study (SIRS) apply to co-ops too. We get the reports, budget and minutes, and negotiate who pays any assessment.

    Financing a co-op

A share loan, not a regular mortgage, and few lenders make them. Many buyers pay cash; if you won’t, we line up a co-op lender first.

    Taxes and homestead

The tower pays one tax bill and bills shareholders. Florida allows homestead for co-op residents; we show you the steps.

    Condition and furnishings

Some apartments are original, others redone with impact glass. We price the work you’d need and what furniture conveys.

    How it works with us

Buying at Coral Ridge Towers, step by step

In a co-op the purchase is about the board and the building’s finances as much as the price. We handle both.

Why buyers bring an independent agent here

    Questions buyers ask

    Coral Ridge Towers FAQ

Don’t see yours? Text us — we answer the same day.

    Text us
Are there Coral Ridge Towers condos for sale in Fort Lauderdale right now?

Yes. As of October 2026 the MLS shows 36 active listings across the four Coral Ridge Towers buildings, plus 11 more already under contract. Asking prices run from about $165K for a one-bedroom of about 800 sq ft to about $539K for a three-bedroom. One-bedrooms are mostly listed between about $165K and $260K, two-bedrooms between about $215K and $475K.

Strictly speaking these are co-op apartments, not condos: you buy shares in the building’s corporation with a proprietary lease. Ask us for the full list, including the units not shown here.

Is Coral Ridge Towers a condo or a co-op?

A co-op. Every current listing is classified in the MLS as a stock cooperative. Each building is owned by its own corporation; buyers purchase shares and receive a proprietary lease for their apartment. The original building is incorporated as Galt Mile Apartments, Inc.

That changes three things for you: the board must approve you before closing, financing works differently, and the rules (age, pets, leasing) are stricter than in most condos.

Is Coral Ridge Towers a 55+ community?

Yes, per association and listing information. The original building describes itself as housing for older persons under the federal Housing for Older Persons Act, with at least one purchaser 55 or older, and listings for the other towers describe them as 55+ as well. Each board sets and applies its own eligibility criteria, so we confirm them in writing before you make an offer.

How many buildings are there, and how old are they?

Four 17-story towers (a few listings say 16) on one block between NE 34th and NE 36th Streets: the Original at 3233 NE 34th St (1962), North at 3200 NE 36th St (1963), East at 3300 NE 36th St (1965) and South at 3333 NE 34th St (1968). Building profiles count about 329, 335, 336 and 336 apartments — roughly 1,336 in all. Each tower has its own corporation, board, budget and management office.

Can I get a mortgage on a Coral Ridge Towers co-op?

Sometimes, but many buyers here pay cash. A co-op loan is a share loan, not a regular condo mortgage, and only some lenders make them in Florida; the board may also set its own down-payment and financial requirements. If you need financing, we line up a lender that does co-op loans and check the building’s rules before you write an offer.

    What does board approval involve?

Expect an application with a fee, financial and background checks, and an interview. Listings mention application fees of about $100 to $150 and, for one unit, a minimum income figure; corporate buyers are reported as not allowed. Approval timelines vary by building, so we build them into your contract dates.

Can I rent out a Coral Ridge Towers apartment?

Generally no. Current listings and community summaries report that leasing is not allowed, and there are no lease listings in the MLS. Buy here to live here. The binding rules are in each building’s bylaws and proprietary lease, which we review with you.

    Are pets allowed?

Listings and community summaries describe Coral Ridge Towers as a no-pet community. Rules for assistance animals are set by law, not by the co-op’s rules. We confirm the current policy for the specific tower in writing.

What do the monthly maintenance fees cover?

Current listings show about $525 to $1,140 a month, roughly $0.54 to $0.97 per square foot. Listings say the fee typically covers cable, water, sewer, trash, building insurance, exterior and common-area maintenance, the pool and recreation, laundry rooms, parking, security, pest control, management and reserves. Several listings note that the co-op’s real estate tax is collected separately, monthly, by the association.

    Is there a special assessment?

We found no public record of a current special assessment for any of the four towers. Listings for the East building mention completed concrete restoration, updated balconies and a 2023 roof, and a listing in the Original building mentions a completed renovation including concrete work and elevator modernization. Those are seller statements: we get the budget, minutes, reserve study and any planned work in writing before you commit.

What about milestone inspections and the SIRS?

At 58 to 64 years old, all four buildings fall under Florida’s milestone-inspection law, which applies to co-ops as well as condos: a structural inspection by 30 years (25 near the coast) and every 10 years after. Florida also requires associations with buildings of three or more stories to complete a structural integrity reserve study (SIRS) and fund structural reserves. We ask each board for the inspection reports and the SIRS, since they drive future maintenance fees.

What amenities does Coral Ridge Towers have?

Amenities vary by tower but, per association and listing information, include a heated pool overlooking the Intracoastal, a fitness room, a library, a community room or clubhouse, shuffleboard, a putting green, BBQ and picnic areas, a car-wash area, bike storage and storage lockers, laundry rooms on every floor and 24-hour security. Listings for North and East also mention a community boat dock.

Can I keep a boat at Coral Ridge Towers?

Listings for the North and East buildings mention a community dock on the Intracoastal, and one listing describes it as day use. Boats and boat trailers can’t be stored in the parking lots, per community summaries. Ask us before you count on dock space.

How do property taxes work in a co-op?

The building pays one tax bill and each shareholder pays a share, collected through the association. Current listings show roughly $700 to $8,100 a year per unit, depending on the unit and any exemptions. Florida allows a homestead exemption for co-op shareholders who live there full-time; we point you to the steps.

Can I cancel after signing a contract?

Florida’s co-op statute gives resale buyers a document-review period similar to condos: under section 719.503, if you didn’t receive the governing documents before signing, you can cancel within 3 business days after receiving them. We use that time to review the bylaws, proprietary lease, budget, reserves and rules with you.

Do I pay more if I use The Bloemhof Group?

How buyer’s-agent compensation is paid is agreed in writing before we show you units. Sellers often offer to cover it; when they do, your cost doesn’t change. We explain the options upfront.
