Oceanfront · 17475 Collins Avenue
Chateau Residences in Sunny Isles — formally Château Beach Residences — is a 33-story oceanfront tower at 17475 Collins Avenue, completed in 2015, with about 84 residences and two or three homes per floor.
The listings today are large: two-bedrooms of about 2,070 to 2,700 sq ft, three-bedrooms of about 3,340 sq ft and a four-bedroom penthouse of about 9,050 sq ft, all as listed. Residences have 10-foot ceilings, floor-to-ceiling impact glass and private or semi-private elevators.
Château Group developed it with architect Kobi Karp; the curved, layered tower sits next to Samson Oceanfront Park, with an infinity-edge pool on the ocean and a full amenity level of spa, wine and cigar lounges and a theater. At about 10 years old, it is past its new-building stage — we cover reserves, leasing and pets below.
The tower & the residences
Château Beach is easy to spot on Collins: white bands and blue glass that step back toward a curved top, with Samson Oceanfront Park open to the south.

A 10-year-old tower, after Surfside
Florida’s condo-safety rules changed after 2021. For a building about 10 years old, here is what applies now, what comes much later and what we check before you commit.
About 10 years old: past the developer warranty years, when the first pool, waterproofing and equipment work starts to show up in the budget.
A structural integrity reserve study is required for condos of three or more stories, and those reserves can no longer be waived. Its funding shapes future HOA fees.
Florida requires a structural milestone inspection at 30 years (local officials may set 25 near the coast) — likely around 2040 or later here. We confirm the date.
We found no public report of a special assessment — not proof there isn’t one. We check the budget, minutes and any notices in writing.

HOA, taxes & insurance
Pick a layout and a price to see the monthly carrying cost before any mortgage — then the five things every buyer here should check.
Estimates: HOA at ~$1.96/sq ft, typical of current listings (2BR 2,070 · large 2BR 2,703 · 3BR 3,340 sq ft); property tax at ~2.0% of price (non-homestead, resets on sale); HO-6 insurance from typical quotes. Excludes mortgage, utilities and any special assessment. Penthouse costs vary too widely to estimate here — ask us.
Check the SIRS, how fully reserves are funded and whether any special assessment is planned or under discussion in the minutes.
At about 10 years, check what the reserve study says about the pool deck, waterproofing, elevators and cooling equipment — and how it will be paid for.
Most purchases here need a jumbo loan or cash. Lenders review the association’s reserves, insurance and litigation too; we line up one who knows the building.
Minimum lease term, leases per year, tenant approval and the pet size limit are set by the association. We send the current rules with your shortlist.
Some residences are sold furnished or renovated. Taxes reset to your price — about $4,800 a month on a $2.9M residence before any homestead exemption.
How it works with us
At Château Beach the purchase is about the line and floor, the residence’s condition, the association’s finances and the price. We handle the comparisons, the documents and the logistics.
Bedrooms, floor, view, budget, and whether you’ll live here, lease it or both.
Every match with plan, price per foot and HOA — plus recent closings in the same line.
In person, or live video walk-throughs if you’re buying from abroad.
Furnishings, view and time on market all move the number. We anchor your offer to recent closings.
Florida gives resale condo buyers 3 business days to review the association documents. We go through the budget, reserves, the SIRS, minutes and rules with you.
Association approval, title, insurance and closing — coordinated to the day, in person or remotely.
The listing agent works for the seller. We work for you — and we read the reserve study and board minutes before you’re committed, not after.

Don’t see yours? Text us — we answer the same day.
Text usChâteau Beach Residences — often searched as Chateau Residences Sunny Isles — has 6 residences listed for sale right now, from about $2.69M for a two-bedroom of about 2,070 sq ft to about $23.99M for a four-bedroom penthouse of about 9,050 sq ft. Two- and three-bedroom residences are listed between about $2.7M and $4.9M; the median asking price per square foot is about $1,399.
Price depends on line, floor, view and furnishings. Ask us for the full current list, including recent closings in the same line.
The tower was completed in 2015 according to its builder, Coastal Construction; MLS records give 2016 as the year built. It has 33 stories. Most sources count 84 residences; the builder’s project page says 81. That works out to about two or three residences per floor.
Château Group, led by Manuel Grosskopf, developed the building. The architecture is credited to Kobi Karp Architecture & Interior Design, and Coastal Construction credits the interiors to Fanny Haim & Associates. The tower’s curved, layered façade was described as taking its cue from beach dunes.
Not yet. Florida’s milestone-inspection law applies to condo buildings of three or more stories at 30 years of occupancy, and local officials can require it at 25 years near the coast. Château Beach is about 10 years old, so its first milestone inspection is most likely 15 or more years away. We confirm the exact timing with the city and the association.
Yes. A structural integrity reserve study (SIRS) is now required for Florida condo buildings of three or more stories, whatever their age. It sets how much the association must save for the roof, structure, waterproofing, windows, elevators and other key items, and those reserves can no longer be waived. For a 10-year-old tower the numbers are usually more manageable than in older buildings, but we still read the study and the current budget before you commit.
We found no public report of a special assessment, but that isn’t proof there isn’t one. During your review period we check the budget, the board minutes, the reserve study and any notice of planned assessments, and ask the association in writing.
Current listings show about $1.94 to $2.00 per square foot a month — roughly $4,070 a month for a two-bedroom of about 2,070 sq ft, about $5,400 for about 2,700 sq ft and about $6,500 for a three-bedroom of about 3,340 sq ft. One listing shows a lower figure that may be out of date. We confirm what the fee covers and whether a change has been approved.
Leasing is allowed within the association’s rules, but we didn’t find a published minimum lease term or annual limit, so we get the current rules in writing before you make an offer. Right now 1 lease listing asks about $24,000 a month, furnished. Rental income isn’t guaranteed and we don’t project it.
With restrictions. Several sale listings note pet restrictions, and building profiles mention a size limit; one lease listing says no pets, which can be the owner’s choice. Ask us to confirm the current pet rule with the association before you write an offer.
Building profiles and listings describe an infinity-edge pool and deck on the ocean, beach service, a spa with treatment suites, saunas and steam rooms, an aromatherapy Jacuzzi terrace, an oceanfront fitness center, a wine lounge with private lockers, a cigar lounge, a home theater, a ballroom, a kids club, a 25-foot glass lobby, valet, concierge and 24-hour security.
Developer-era materials describe residences of about 1,557 to 4,230 sq ft (excluding terraces), with two to five bedrooms, 10-foot ceilings (11 feet in penthouses), floor-to-ceiling impact glass and private or semi-private elevators. Current listings run from about 2,070 sq ft to a penthouse of about 9,050 sq ft as listed. Views vary by line, so we send the plan with every unit.
Taxes reset to your purchase price. As a rough guide, budget about 2% of the price a year without a homestead exemption — around $4,800 a month on a $2.9M residence. A homestead exemption lowers that for a primary residence.
Usually, though condo loans at this price are often jumbo loans and depend on the association as well as on you. Lenders look at reserves, insurance, owner-occupancy, litigation and any pending assessments. We line up a lender who already knows the building.
Yes. International buyers are common in Sunny Isles. A 2023 Florida law adds restrictions for buyers domiciled in certain countries of concern; check with a Florida real estate attorney if that may apply to you. We handle remote purchases with video tours and e-signatures.
Under section 718.503 of the Florida Statutes, a resale condo buyer can cancel within 3 business days after receiving the association documents if they weren’t provided before signing. We use that time to review the budget, reserves, the SIRS, minutes and rules with you.
How buyer’s-agent compensation is paid is agreed in writing before we show you units. Sellers often offer to cover it; when they do, your cost doesn’t change. We explain the options upfront.
