Bay side · 100, 300 & 500 Bayview Drive
Arlen House in Sunny Isles is a gated complex of three 22-story condominiums on the Bayview Drive peninsula — Arlen House (1968), Arlen House West (1969) and Arlen House East (1975) — at the quiet south end of Sunny Isles Beach.
The buildings sit on the bay side of Collins Avenue, on a peninsula with Biscayne Bay and the Intracoastal to the west and the oceanfront towers across Collins to the east. The beach is a few minutes’ walk; Haulover Park and Bal Harbour are just south.
Units run from studios of about 600 sq ft to three-bedrooms of about 1,570 sq ft (as listed), and they are some of the lowest-priced condos in Sunny Isles. With buildings now 50+ years old, buyers here ask first about fees, recertification, financing and the leasing and pet rules. We cover each below.
One name, three condominiums
Buyers searching for “Arlen House” see listings from three addresses. Each building has its own association, board, budget and rules — so the same price can mean a different deal. We represent buyers in all three.

100 Bayview Dr · built 1975

1968 · 1975 · today
Arlen House was built when Sunny Isles was a strip of motels. What matters to a buyer now is how each building has been kept up — and what its association still has to fund.
South Sunny IslesBayview Drive is a short street off Collins Avenue just north of Haulover Park, and the complex is gated. The bay is on one side and the beach is across the avenue.
The monthly fee here covers more than in most newer buildings — check the exact list for the building you’re buying in.

Arlen House West (500 Bayview), its sister tower, follows.
Arlen House East (100 Bayview) opens closest to Collins Avenue.
50-year recertification for 300 and 500 reported complete in listings; East reaches 50 in 2025.

HOA, inspections, taxes & insurance
Pick a plan and a price to see the monthly carrying cost before any mortgage — then the five things every buyer in a 1960s–70s building should check.
Estimates: HOA at ~$0.99/sq ft, the median of current listings. Fees here are closer to flat per plan and differ by building — about $890–$1,080 for most one-bedrooms, $1,090–$1,480 for two-bedrooms and ~$1,800 for three-bedrooms — so small plans run higher than shown. Property tax at ~2.0% of price (non-homestead, resets on sale); HO-6 insurance from typical quotes. Excludes mortgage and any special assessment. The fee includes A/C and electricity per the associations, so utilities are lower than usual.
Listings say Arlen House and West completed their 50-year recertification; East turned 50 in 2025 and we couldn’t confirm its status. We get the milestone reports and the structural integrity reserve study for your building.
Each association sets its own. We found no current building-wide amount in public sources — we get the estoppel letter and latest minutes before you’re committed.
Many sales here close in cash. Lender approval depends on the condo questionnaire — reserves, insurance, assessments. We check it before you’re committed.
Minimum lease terms of about six months, a mostly no-pets policy and association approval, per listings. We send the rules of your building with your shortlist.
A/C, water heater, plumbing, impact windows and electrical vary unit to unit in buildings from 1968–75. We flag what’s been replaced and price what hasn’t.
How it works with us
In an older building the purchase is about the documents as much as the view. We handle the comparisons, the association paperwork and the logistics.
Bedrooms, view, budget, cash or loan, and whether you’ll live here, lease it or both.
Every match in all three buildings with floor, view, price per foot and HOA — plus recent closings on the same plan.
In person, or live video walk-throughs if you’re buying from out of town.
With 80 units for sale, we use recent closings and days on market to set your number.
Florida gives resale condo buyers 3 business days to review the association documents. We read the budget, reserves, milestone reports and rules with you.
Association application and interview, lender, title, insurance and closing — coordinated to the day.
The listing agent works for the seller. We work for you — and we track all three Arlen House buildings next to the rest of Sunny Isles, so we know which units are priced right.

Arlen House in Sunny Isles has 80 units on the market across its three buildings in October 2026. Studios and one-bedrooms are listed from about $200K to $410K, two-bedrooms from about $340K to $850K, and the three-bedroom plans at 300 Bayview from about $490K to $860K.
Price depends on the building, floor, view (bay, Intracoastal or ocean over Collins), renovation level and the association’s current fees. Ask us for the full current list.
Three. Arlen House (300 Bayview Dr, built 1968) and Arlen House West (500 Bayview Dr, 1969) are sister buildings of about 312 units each, per the associations’ website. Arlen House East (100 Bayview Dr, 1975) is the newest of the three. Each is a separate condominium with its own association, board, budget and rules.
They share the Bayview Drive peninsula at the south end of Sunny Isles, on the bay side of Collins Avenue.
We have not found a current building-wide assessment amount in public sources. One listing says past special assessments are paid in full; another mentioned a 2022 assessment for parking-lot paving and drainage at Arlen House East.
Assessments differ by building because each association sets its own. We get the estoppel figure and the latest minutes for the specific building before you make an offer.
Listings for Arlen House (300) and Arlen House West (500), built in 1968–69, say their 50-year recertification is complete. Arlen House East (1975) reached the 50-year mark in 2025; we could not confirm its status from public sources.
Florida also requires milestone inspections and a structural integrity reserve study (SIRS). We request the reports and the reserve schedule for the building you are buying in.
Per current listings, studios and one-bedrooms pay about $680–$1,440 a month (most one-bedrooms about $890–$1,080) and the larger East one-bedrooms about $940; two-bedrooms run about $1,090–$1,480 and three-bedrooms about $1,800. The associations say the fee covers building repairs, air conditioning, cable TV and internet, electricity, water, sewer, staff and security — check the exact list for each building.
Some buyers do, but many sales close in cash. Whether a lender will finance depends on the condo questionnaire — reserves, insurance, assessments, litigation and owner-occupancy — and each of the three associations answers it separately.
We ask for the lender questionnaire early and connect you with lenders who close in older Sunny Isles buildings.
Leasing is allowed within each association’s rules. Listings most often mention a minimum lease of about six months; some say 6–12 months. Short-term and daily rentals are not allowed.
Current asking rents run about $1,999–$5,990 a month across the three buildings. We don’t project rental income; we send the binding rules before you make an offer.
Mostly no, per current listings — most say no pets; a few say pets are allowed with restrictions. Rules differ by building. Assume a strict policy and we confirm it in writing with the association.
Per the associations and listings: a heated pool and large pool deck, saunas and fitness rooms, tennis, basketball and shuffleboard courts, billiard and card rooms, an on-site restaurant on the bay, a convenience store, common laundry, bike storage, valet parking and a 24-hour front desk. The complex is gated.
No. Arlen House sits on the bay side of Collins Avenue, on the Bayview Drive peninsula. The beach is across Collins, a few minutes’ walk by public access, and Haulover Park is just south. Many units have bay, Intracoastal or ocean views over the oceanfront towers.
The name comes from Arlen Realty and Development, the company behind early Aventura, which lists Arlen House, Arlen House East and Arlen House West among its Dade County projects. The buildings date from 1968, 1969 and 1975.
Ask about the A/C system, water heater, plumbing risers, impact windows and doors, and the electrical panel. Many units have been renovated; others are original. Some West and Arlen House units have no in-unit washer and dryer and use the laundry rooms.
Taxes reset to your purchase price. As a rough guide, budget about 2% of the price a year without a homestead exemption — around $600 a month on a $350K unit.
Yes. Expect an application, background check and possibly an interview with the building’s association. We submit it as soon as you’re under contract so it doesn’t hold up closing.
Under section 718.503 of the Florida Statutes, a resale condo buyer can cancel within 3 business days after receiving the association documents if they weren’t provided before signing. We use that time to review the budget, reserves, inspection reports and rules with you.
How buyer’s-agent compensation is paid is agreed in writing before we show you units. Sellers often offer to cover it; when they do, your cost doesn’t change. We explain the options upfront.
